Block Manager, North London
Full-time | Permanent | £40,000 - £50,000 per annum

Key Responsibilities
- Serve as the go-to contact for leaseholder queries, offering clear, timely, and solutions-focused communication.
- Coordinate reactive maintenance, carry out inspections, liaise with contractors, and raise purchase orders.
- Oversee insurance matters—manage claims and ensure remedial works run smoothly.
- Ensure full statutory compliance across the in-house portfolio through regular inspections and reporting.
- Manage key administrative tasks to support seamless property operations.
- Handle licensing matters such as alterations, subletting, lease variations, and liaise with solicitors as needed.
- Address lease breaches, working closely with legal advisors where appropriate.
- Collaborate with external managing agents on arrears, planned maintenance, and cyclical works.
- Respond efficiently to queries from managing agents and leaseholders.
- Manage sales enquiries, prepare LPE1 forms, and conduct inspections when required.
- Support the management of insurance arrangements across the residential portfolio.
- Monitor contractor performance, including cleaners, gardeners, and other service providers.
- Administer Section 20 consultations, from initial notices through to project completion.
- Assist with arrears recovery for both in-house and externally managed properties.
- Prepare annual service charge budgets and associated reporting.
- Manage parking and garage licences within the portfolio.
- Produce clear and accurate reports on arrears, licence breaches, and major works.
- Liaise with landlords and managing agents on budgets, service charge demands, notices, and expenditure approvals.

- At least 5 years of experience in residential block management.
- Strong working knowledge of relevant legislation and best practice.
- Outstanding communication and relationship-building skills.
- Highly organised, proactive, and confident managing multiple tasks at once.
- Comfortable working with leaseholders, contractors, solicitors, and stakeholders.
- Excellent administrative and reporting capabilities.
