Role Overview

As a Block & Estate Management Property Manager, you will be responsible for the effective management and administration of residential blocks and estates. You will act as the primary point of contact for leaseholders, contractors, and stakeholders, ensuring properties are well-maintained, compliant, and managed efficiently. Your proactive approach and excellent communication skills will be essential to delivering outstanding service and maintaining strong relationships within the community.

Key Responsibilities
  • Manage a portfolio of residential blocks and estates, ensuring all properties are maintained to a high standard and comply with relevant legislation.
  • Serve as the main liaison for leaseholders, residents, freeholders, and contractors, addressing queries and resolving issues promptly and professionally.
  • Oversee service charge budgets, prepare financial reports, and ensure timely collection of service charges and ground rents.
  • Coordinate and supervise maintenance, repairs, and refurbishment projects, including tendering and managing contractors to deliver quality work on time and within budget.
  • Organise and attend service charge meetings, AGMs, and estate inspections, providing clear and concise reports and updates.
  • Ensure compliance with health & safety regulations, fire safety legislation, and other statutory requirements relevant to block and estate management.
  • Maintain accurate records and documentation related to properties, leasehold agreements, and management activities.
  • Collaborate closely with surveyors, legal teams, and other departments to support wider property management objectives and client needs.
Qualifications & Experience
  • Proven experience in block and estate management or a similar property management role within the Surveying & Property sector.
  • Sound knowledge of leasehold legislation, service charge accounting, and property compliance requirements.
  • Strong financial acumen, with experience managing budgets and service charge accounts.
  • Excellent communication and interpersonal skills, capable of building effective relationships with a diverse range of stakeholders.
  • Highly organised with the ability to manage multiple priorities and workloads efficiently.
  • Proficient IT skills including Microsoft Office suite and property management software.
  • Relevant professional qualification such as ARMA (Association of Residential Managing Agents) accreditation or RICS membership is desirable but not essential.
  • Full UK driving licence and willingness to travel locally within Devon as required.
