Associate Director Quantity Surveyor - Residential | Construction Consultancy – London. Up to circa £80k + package. Full-time permanent position.

Their team specializes in construction and property with a hands-on management approach and a focus on facilities for public, commercial, residential, and offshore sectors, positioned for dynamic growth.
The role
Seeking an Associate Director, with residential experience, to be based in their London office. You will drive the business forward in the region, deliver existing projects, and maintain key client relationships, while contributing to the wider business plan. You will undertake pre- and post-contract quantity surveying duties for private developments and public sector projects with values between £1m and £350m.
Responsibilities
- Pre-Construction & Cost Planning
- Prepare comprehensive cost plans, budget estimates, and feasibility studies for various developments
- Offer preliminary cost guidance to inform design and planning choices
- Oversee contractor and supplier procurement, including tender evaluation and recommendations
- Strategically negotiate contract terms to mitigate risk and deliver value
- Establish and uphold procurement schedules in line with construction timelines
- Contract administration (typically JCT or bespoke residential forms) and ensure compliance
- Manage project budgets, financial reporting and change control (variations, claims)
- Collaborate with project managers and site teams for accurate work valuation and prompt payments
- Manage the commercial delivery of multiple projects to meet financial targets
- Identify risks and opportunities to enhance profitability by monitoring cost-performance
- Provide accurate and timely project forecasting and reporting to senior leadership and clients
- Act as the primary commercial liaison for clients with updates, forecasts, and cost guidance
- Contribute commercially-driven input on design, procurement, and delivery strategies during client meetings
- Where required, manage relationships with funders, developers, and external consultants
- Foster a proactive and collaborative team culture and ethos
- Mentor junior cost management team members and drive professional development and operational excellence
- Ensure outputs are accurate, consistent, and compliant with internal quality standards
- Provide strategic business planning, budgeting, and commercial performance support to Directors
- Seek opportunities to enhance value through innovative solutions, cost-saving measures, and process improvements
- Participate in new business development, including bids and client presentations
- Adhere to relevant legislation, company policies, and health & safety regulations
- Advocate for sustainable and environmentally friendly practices in cost planning and procurement
Qualifications
- Degree in Quantity Surveying, Commercial Management, Construction Management, or related discipline and full membership of RICS
- Minimum 5 years post-RICS qualification experience
- Residential experience is desirable
- Demonstrable experience in delivering cost management services for building projects from feasibility through post-contract services
- Extensive consultancy experience across diverse projects and sectors
- Ability to independently manage and lead your own work
- Proficiency in Value Engineering and Risk Management techniques
- High proficiency with main standard forms of building contracts, especially the JCT suite
- Strong interpersonal, client-facing communication and influencing skills
- Ability to generate new business enquiries
