  • A leading company in the ownership, management and development of logistics properties across Europe. They specialise in managing and operating logistics centres, industrial warehouses, and storage facilities for companies requiring infrastructure for their supply chains.

The successful candidate will report directly to the Head of Asset Management, Spain and will travel across the whole of Spain. The role will require the candidate to visit assets and meet with tenants, brokers, service providers and other representatives of the logistics sector.

Asset Management
  • Carry out day-to-day asset management duties of the portfolio using subject expertise.
  • Assist in developing comprehensive asset strategies including leasing, capital improvements, and sell/hold analysis, based on strategy, financial analysis, market analysis, and valuation metrics.
  • Negotiation of current and new lease agreements.
  • Review current lease terms and identify opportunities to improve them.
  • Present and obtain senior management approval prior to signing lease agreements.
  • Develop and nurture direct relationships with occupiers to proactively anticipate and respond to their evolving needs.
  • Establish and maintain relationships with relevant consultants and colleagues.
  • Ensure excellent performance of third-party property management service providers.
  • Provide financial and operational support at both the property and portfolio level, including presenting and implementing the property budget/business plan.
  • Work with the Portfolio Management team on regular performance updates and quarterly re-forecast of property budgets.
  • Assist in reviewing competitive positioning relative to rents, lease terms, and overall occupancy, and monitor market trends to identify acquisition and disposition opportunities.
  • Continuously review the portfolio for opportunities to add value through renovation, expansion, or repositioning of the assets.
  • Support the preparation of business cases to senior leadership, providing financial performance and sharing market intelligence.
  • Establish collaborative relationships, promote continuous improvement and support on cross-functional projects.
Transactions Support
  • Support the Spanish Transactions team with the execution of acquisition or divestment of individual assets or portfolios across Spain.
  • Regularly coordinate and communicate with other members of the Spanish team as well as the Transactions team based in Headquarters (UK).
  • Support and coordinate the entire lifecycle of a transaction, with the support of in-house legal and finance functions, external advisors, the Spanish Asset Management and Transactions Management teams. This includes sourcing, underwriting, negotiations with vendor / purchaser, appointment and management of external advisors, due diligence, Investment Memorandum preparation, and execution to closing.
  • Understand and monitor local market dynamics and help to implement the Spanish portfolio acquisition and disposition strategy, sourcing new investment/divestment opportunities, taking a broad view on the market and portfolio and taking into account changes in the market, customer needs and competitor moves.
  • Develop and maintain capital markets broker relationships and enhance network of contacts in the sector.
