We’re looking for a high-potential (Junior) Asset Manager to join our team in Hannover. As a Junior Asset Manager, you’ll join an existing team of Asset Managers who together will cover a diverse portfolio.

You’ll be responsible for asset management strategy and lease management and steering the external property management. You’ll drive the management of our asset portfolio while making great connections and building our local and national relationships. This portfolio offers significant potential to add value, with ample development opportunities for a candidate with the right mix of creativity, determination, and flexibility to work in a start-up-style leadership environment.

What You’ll Do
  • Implement a sustainable asset management strategy for existing and future assets, driven by effective asset management. Identify the best ways to optimize each asset, create diversified plans, and exploit opportunities to add value.
  • Manage all lettings, renewals, rent reviews, lease surrenders, and associated capital expenditures.
  • Initiate, negotiate, and approve commercial lease terms (new leases, rent reviews, and renewals).
  • Maintain direct contact with occupiers to understand their business needs and focus on customer engagement.
  • Track and assess risk criteria for each asset, spot red flags, and inform the management team of warning signals, including health & safety, insurance, payment behavior, technical maintenance, liquidity, and releasing risk.
  • Collaborate with Construction and Project Management teams to ensure major CapEx items and (re)development projects are on track.
  • Challenge and recommend annual budgets (lease, CapEx, and OpEx assumptions) for each asset as part of the regional business plan, including refurbishments, extensions, and redevelopments. Work with development and finance teams to control and monitor these plans.
  • Conduct financial analysis, prepare property budgets and reports, and underwrite all asset management reports.
  • Build and maintain strong relationships with occupiers and local/national advisors to ensure Mileway remains a preferred partner.
  • Contribute to a motivated team environment, actively fostering engagement and driving performance. Be an ambassador for Mileway’s values and results-oriented culture.
What You’ll Bring
  • Experience in asset or property management, demonstrating value addition in a fast-paced, professional environment.
  • Completed university degree or relevant training in real estate.
  • Genuine interest in real estate and its transformation, growth, and market opportunities.
  • Negotiation skills, assertiveness, and strong service orientation.
  • Energetic, self-starting, confident working independently, and collaborative team player.
  • Fluency in German and English.
  • Strong analytical and financial skills, with the ability to digitize and track data.
  • Independent, solution-oriented work ethic, adhering to budgets and deadlines.
  • Good network within the real estate market.
