A national technical builder in Metro Vancouver seeks a Senior Project Manager to guide large commercial projects through their lifecycle, from concept to close-out. The successful candidate will manage all aspects of project delivery, mentor teams, and build client relationships. With over 8 years of general contractor experience and strong skills in risk management and financial reporting, the Senior Project Manager will oversee budgeting, contract administration, and continuous improvement initiatives. This position offers a leadership role in a collaborative environment.

Senior Project Manager

Position Overview

Based in Vancouver, BC, the Senior Project Manager will guide mid‑to‑large commercial projects ($30M+ scope) through full lifecycle—from concept and proposal development to final close‑out. This leadership role drives pre‑construction under CM models, converts to stipulated‑sum contracts, executes with precision, mentors teams, and fosters partnerships that deliver exceptional client value.

Key Responsibilities
  • Own cradle‑to‑grave delivery of mid‑to‑large commercial projects, including design review, constructability input, estimating, budgeting (Class D/B/Tender), tendering, procurement, and contract administration.
  • Manage open CM (CCDC 5A/5B) and converted CM (CCDC 2) models: identify risks, conduct tender recaps, shift to fixed‑sum contracts, and capitalize on opportunities.
  • Craft compelling proposals and methodologies that win work by clearly articulating client benefits and value propositions.
  • Implement estimating, subtrade buy‑outs, contracts, change‑order controls, and robust financial forecasting.
  • Oversee construction sequencing, site logistics, and methodology development in coordination with field teams.
  • Mentor and coach project managers, coordinators, superintendents, and support staff to build future leaders.
  • Foster enduring relationships with clients, consultants, and subcontractors to drive repeat business and referrals.
  • Embed continuous improvement through process streamlining, safety reinforcement, and lessons‑learned capture.
Qualifications
  • 8+ years of general contractor experience (not developer) on mid‑to‑large commercial projects.
  • 5+ years in a direct Project Manager role with proven full‑lifecycle management.
  • Demonstrated experience converting CM projects (CCDC 5A/5B to CCDC 2).
  • Expert knowledge of Construction Management processes and delivery models.
  • Advanced budgeting expertise (Class D, B, Tender levels) and tendering proficiency.
  • Skilled in risk management, opportunity identification, tender recaps, MS Project scheduling, site logistics, and methodology development.
  • Strong forecasting, financial reporting, and analytical abilities.
  • Valid driver’s license with ability to balance office and site responsibilities.
