Overview

Reports to: Community Manager

Location: Mobile (Multi-site coverage within assigned portfolio)

Compensation: Base Salary + Performance-Based Commission

Responsibilities
  • High-Volume Leasing & Sales (Commission-Focused)
  • Lead Conversion: Rapidly respond to all phone, email, and text inquiries to schedule immediate showings.
  • On-Site Showings: Travel between various portfolio locations to meet prospective residents and show actual available suites (no model suites). As well as providing excellent customer service during showings of occupied units, including issuing required Notices to Enter, coordinating access with residents who intend to vacate, and ensuring units are in good condition to be shown.
  • The "Close": Utilize strong sales techniques to overcome objections related to building age or features, focusing on the value, community, and suite-specific benefits.
  • Application Management: Facilitate the entire application process on-site or digitally, ensuring all required documentation is collected and submitted to the Community Manager for approval.
  • Ad Execution & Monitoring
  • Active Posting: Daily posting and refreshing of rental advertisements on Kijiji, Facebook Marketplace, and other designated platforms to ensure high lead volume.
  • Ad Verification: Regularly check that all current vacancies are accurately represented online and report any discrepancies to the marketing team.
  • Lead Tracking: Diligently manage the lead pipeline within our property management software to ensure no prospect is missed.
  • Site Readiness & Admin
  • Suite Inspections: Before every showing, visit the unit to ensure it is "show-ready," clean, and meets York Property standards.
  • Lease Execution: Coordinate with the Community Manager to finalize lease signings and facilitate the move-in process for new residents.
  • Reporting: Provide daily updates to the Community Manager on showing volume, application status, and any feedback from prospective tenants.
The Successful Candidate Must Possess The Following Attributes
  • Sales Drive: A proven track record in a sales or customer service role, with a strong desire to meet and exceed leasing targets to earn commissions.
  • Mobility: Must possess a valid driver’s license and a reliable vehicle to travel between multiple sites throughout the workday.
  • Independence: Ability to work autonomously without being stationed at a central office, managing a complex daily schedule of appointments.
  • Tech Savvy: Comfortable using mobile apps for property management, digital lease signing, and high-frequency social media posting.
  • Communication: Excellent interpersonal skills with the ability to build quick rapport with diverse groups of people.
  • Flexibility: Must be available for evening and weekend showings, as these are peak times for prospective renters.
