Responsibilities
- Responsible to plan, organize, direct, control and evaluate maintenance program and services, grounds maintenance and upkeep.
- Direct or perform duties concerned with plumbing, painting, carpentry, mechanical, heating, cooling, water systems and minor electrical.
- Monitor and supervises all service contracts or other outside contract work.
- Direct or perform duties concerned with maintenance of grounds, parking lots, driveways, sidewalks, security etc.
- Directs or performs duties related to transportation, including maintenance of vehicles and other facility equipment.
- Develops, implements and reviews regularly site-specific maintenance logs.
- Ensures that major equipment and furnishings are maintained in safe, operable condition and/or arrange for replacement.
- Establishes procedures and contacts to ensure timely repairs of equipment requiring minor repairs on a frequent basis.
- Arranges and coordinates annual fire safety inspections with local fire department; follows up on any deficiencies or recommendations.
- Develops, implements and reviews equipment records (included in maintenance logs).
- Promotes positive public relations with patients, residents, family members and guests.
- Uses tactful, appropriate communications in sensitive and emotional situations.
- Uses appropriate workplace behavior and adheres to dress code at all times.
Qualifications
- Ability to communicate effectively with verbal and written instructions in English.
- Ability to identify maintenance problems, plan and follow through to their solution in a timely manner.
- In depth understanding of physical plant maintenance requirements.
- Prior long-term care experience preferred.
- Knowledge of state and federal guidelines.
- Prefer experience in estimating maintenance and repair costs.
Physical Requirements
Have the ability to safely perform movements such as pushing, pulling, lifting, bending, kneeling, reaching and lifting up to 50 pounds with or without reasonable accommodations
Work Schedule
As assigned, including some weekends, evenings and holidays; non-exempt position
