We are seeking an experienced and dedicated Live-In Superintendent to oversee the day-to-day maintenance, management, and administration of 192 units within The Beaches area.

This full-time, on-site role requires a strong technical background, excellent communication skills, and a commitment to delivering superior resident satisfaction.

You will join a collaborative team and work closely with a highly skilled and experienced Site Manager who knows these assets inside and out.

Key Responsibilities
  • Conduct routine inspections, preventative maintenance, and repairs of building systems (HVAC, plumbing, electrical, carpentry, and hardware).
  • Respond to tenant concerns promptly and professionally.
  • Maintain common areas and suites to high standards of cleanliness and safety.
  • Prepare vacant units to be rent-ready for new tenants.
  • Coordinate with property managers, administrators, contractors, and vendors to ensure quality work and resident satisfaction.
  • Track and document service requests and resolutions using company apps.
  • Participate in the on-call emergency rotation to ensure tenant safety and building security.
  • Complete suite turnover inspections and perform related repairs.
  • Manage minor administrative tasks, including rent collection.
  • Perform other duties as assigned.
Qualifications
  • Minimum 2 years of experience in building maintenance or a similar superintendent role.
  • Proficiency in HVAC, plumbing, electrical, carpentry, appliance and plastering/painting repairs.
  • Knowledge of building codes, safety regulations, and mechanical systems.
  • Strong organizational, communication, and interpersonal skills.
  • Ability to work independently, manage multiple priorities, and remain calm during emergencies.
  • Proficiency with smartphones and basic computer programs (Microsoft Outlook); property management software experience is an asset.
  • Valid driver’s license and access to a personal vehicle.
  • Must live on-site and be available for emergency calls.
  • High school diploma or equivalent required; additional technical or property management certifications are considered an asset.
Compensation & Benefits
  • Competitive salary of $33,000 plus a 2-bedroom on-site unit.
