Job summary

A regional design consultancy based in Dubai seeks a knowledgeable individual for the role of Technical Inputs & Retail Design Review. Job description
Technical Inputs & Retail Design Review
  • Responsiblefor arrangement and conducting the Kickoff meetings with the tenants and theirteams.
  • Check profiles of the contractors chosen by the tenant to ensure thatthe contractor experience is in line with the requirements.
  • Review designsubmissions report defaults with regards to design violations as per DHAM /Authority policies and regulations while providing expertise in new retailstores development and redevelopment cycles.
  • Compare tenants drawings toactual site conditions to point out all modifications applied by the tenantsand guide their teams through the DHAM process for TVR submissions andapprovals as well as achieving authorities approvals.
  • Managing the designsubmissions reviews of kiosks carts trucks pocket shops ATM spaces and wallunits based on DHAM guidelines.
  • Responsible for the coordination of the designof the retail tenancies with other parts of the business including ProjectManagement and Construction Development Leasing and Mall Management in orderto incorporate all relevant factors into the development of the tenancies.
  • Provide technical inputs to the tenants / consultants / contractor on alldesign construction and primarily sitebased activities.
  • Work with designteams to create solutions and expedite final design approval.
  • Conduct sitevisits to inspect onsitetenants contractors work against approved technical drawings and programmers.
  • Conduct workshop inspections for all shortterms retailers to inspect qualityof fabricated units against approved technical drawings.
  • Understand design andconstruction documents design criteria and provide technical support totenants consultants / contractors.
  • Review and monitor the design teams andcontractor construction design processes procedures and quality managementplans thus ensuring distribution of all construction design information and documentationto all relevant parties.
  • Review base build shop drawings / sample submissionsand consult within the projects team and external consultants as appropriateto ensure the design intent is being maintained for base build works.
  • Reviewunits Lease Outline Drawings (LOD) issued by FM team.
  • Provide expertise indetail development and recommend products and systems that accomplish thedesign intent based on research.
  • Facilitate timely communication andcoordination with tenants consultants / contractors to complete designdrawings approvals.
  • Coordinate Architectural drawings at all stages to ensureconflicts are resolved; be fully aware of architecture/building interfacing andpossible conflicts and initiate resolution.
  • Reviewing all operational unitsrequests for minor modifications as well as activations and promotions boothsdesign in assigned assets
Delivery & Tenant Mobilization
  • Ensure that allshops / units are fully operational by the established opening date by adheringto timelines for onsite store delivery and minimization of downtime in theincome stream as a result of programmed openings.
  • Introduce health & safety measures including method statements and risk assessments to fitoutcontractors.
  • Followup as necessary to achieve tenant mobilization withinagreed timeline and resolve tenant issues raised within agreed timeline.
Improvements
  • Improve concepts / redesign retail formats for the concept inline with the customer retail stores requirements and latest market trends.
  • Ensure that all the designs and drawings are as per DHAM design standard andminimum design criteria.
Documentation & Reporting
  • Prepare weekly reporton the overall fit out status for all assets to be shared with Retail PropertyManagement and Retail Leasing departments to keep them updated on the progressof the fit out works being undertaken by each tenant.
  • Coordinate with relevant teams inpreparing weekly reports and presentations for senior management on the statusof concept design reviews.
  • Maintain project documents including but notlimited to tenants design documents tenants site activities and progressnecessary authority related documents.
  • Responsible for daytoday projectmanagement success of selected Assets project phases including but notlimited to fit outs documentation Design procedures and tracking.
Key Relationship Management
  • Serve as the first point of contact for the tenantsto coordinate the start of the tenant fit out process by conducting kickoffmeeting providing process and design guidelines etc.
  • Liaise with thebasebuild contractor and all statutory authorities.
  • Build and maintainrelationships with key internal and external stakeholders including theclient landlord consultants contractors architects concerned authoritiesetc. to ensure all projects are completed without disputes litigation orcost overruns.
  • Provide direction to contractors including design projectmanagement scheduling and coordination necessary and assist in resolvingpotential discrepancies.
  • Seek assistance from the leasing team to reach out tothe tenant incase the tenant is unresponsive to requests / calls.
  • Maintainrelationships with the tenants and provide recommendations on design / fit outsetc. as necessary.
Requirements & Education
  • Bachelors degree in Architecture or equivalent is required.
