Role Summary

We are seeking an experienced and proactive Property Manager to oversee and manage the daily operations of our residential and commercial properties. The successful candidate will be responsible for ensuring high occupancy rates maintaining excellent tenant relationships and optimizing property performance through effective financial and operational management.

Key Responsibilities
  • 1. Property & Tenant Management
    • Oversee the leasing and renewal processes to maintain high occupancy rates.
    • Act as the primary point of contact for tenants addressing concerns and ensuring satisfaction.
    • Conduct regular property inspections to ensure compliance with safety maintenance and aesthetic standards.
    • Enforce lease agreements and ensure adherence to contractual obligations.
  • 2. Financial Management & Rent Collection
    • Develop and manage property budgets ensuring cost efficiency and profitability.
    • Monitor rent collection service charges and other receivables to ensure timely payments.
    • Generate financial reports analyze property performance and implement costsaving measures.
    • Handle lease negotiations rent adjustments and market rate analysis.
  • 3. Maintenance & Vendor Coordination
    • Ensure properties are well-maintained coordinating with maintenance teams and service providers.
    • Oversee repair requests maintenance schedules and long-term property upkeep strategies.
    • Manage vendor contracts and service agreements to ensure quality and cost-effectiveness.
  • 4. Legal & Compliance Oversight
    • Ensure properties comply with RERA regulations Dubai Land Department (DLD) requirements and UAE real estate laws.
    • Manage lease disputes evictions and legal matters in coordination with legal counsel.
    • Maintain proper documentation of leases contracts and property-related records.
  • 5. Marketing & Business Development
    • Collaborate with the sales and marketing team to develop leasing strategies and property promotions.
    • Identify and implement strategies to enhance property value and attract high-quality tenants.
    • Build and maintain relationships with brokers investors and real estate agencies.
Requirements
Qualifications

Bachelor s degree in Real Estate Property Management Business Administration or a related field.

5 years of experience in property management preferably in Dubai s real estate sector.

Skills

Strong knowledge of UAE real estate laws RERA regulations and leasing procedures.

Experience in budgeting financial reporting and rent collection processes.

Proficiency in property management software (e.g. "Yardi Propertyware" or similar).

Excellent negotiation communication and problemsolving skills.

Ability to manage multiple properties efficiently while ensuring high tenant satisfaction.

Fluency in English is required; Arabic is an advantage.
