A leading asset management firm in Johannesburg seeks a Senior Asset Manager to oversee strategic investment and asset portfolios. Responsibilities include conducting investment research, financial modelling, and ensuring regulatory compliance. Candidates must have at least 6 years of industry experience and strong analytical skills. The role also involves preparing reports for various committees and management teams. This is a full-time position with significant influence on investment decisions.
Old Mutual Property is a South African-based, unlisted property fund that actively manages a diversified portfolio of R24 billion. It directly owns about 1 million square metres of gross lettable area, including flagship retail centres such as Gateway Theatre of Shopping (Umhlanga, KwaZulu-Natal) and other regional malls. Approximately 35 % of local assets are industrial, with a small allocation to office space. The portfolio is managed under a property services contract with Excellerate JHI. Joint ventures include a partnership with Atterbury Property Group for new logistics and distribution centres. Offshore assets are held via investments in Lions Head Investment (Bulgaria) and a 7 % stake in Regional REIT (LSE).
A Senior Asset Manager will report to the Chief Investment Officer at Old Mutual Property (OMREHC). The role involves strategic management of investment and asset portfolios, regulatory compliance, and presenting to investment and executive committees.
Compile reports, analysis and specific tasks as required by the Board, Property and Investment Committee, or any relevant sub-committee.
Ensure adherence to policies, procedures, and legal requirements.
Perform corporate management functions within allocated time frames.
Develop investment and economic strategies aligned with management philosophy and client objectives.
Conduct investment research to formulate asset‑specific strategies.
Structure deals and perform financial modelling.
Analyse markets, identify opportunities, and collaborate with external consultants to enhance or develop new products.
Research, analyse and provide economic and property overviews.
Recommend investment attractiveness of specific property sectors to committees.
Assist in selecting investment decisions for the Investment Committees.
Lead development of a data‑driven property information system.
Monitor and report on property fundamentals, including annual budgets, net income comparisons, forecasting, and modelling.
Create standardised property research decks for Investment Team and Investment Committee.
Conduct research on special topics to support strategic initiatives.
Prepare macroeconomic, capital market and property market information for the firm.
Prepare property trend commentaries.
Develop research tools to assist in potential property investments.
Monitor developments in security markets.
Liaise with tax attorneys or accountants on legal consequences of investment decisions.
Analyse annual property valuations and complete internal valuations.
Prepare regular reports and updates to various committees and boards.
Assist in analysing investment decisions and motivations for the Investment Committee.
Compile fund investment performance reports for board packs and presentations.
Review and analyse fund data to facilitate investment decisions.
Assist with management and approval of quarterly forecasts and annual property budgets.
Structure deals and perform financial modelling.
Accountable for service delivery through own efforts.
Independently manage time, ensuring high output quality within 1 day to 3 months.
