A private lending institution in Singapore seeks a Relationship Manager to drive quality deal origination in property-backed lending. The ideal candidate will have 2-5 years of relevant experience, strong communication skills, and a rich network in the property sector. You will maintain a robust loan origination pipeline and establish long-term partnerships with key introducers. This role emphasizes both strategic thinking and the ability to execute complex financing solutions effectively.
We are an established private lender specialising in property-backed loans for developers, investors, SMEs, and high-net-worth individuals. Our focus is on speed, certainty, and structured lending solutions that banks typically cannot provide. We are expanding our origination team with Relationship Managers capable of bringing in quality, well-prepared, and bankable opportunities.
As a Relationship Manager, you will play a central role in driving high-quality deal origination. Your primary responsibility is to source, curate, and convert loan opportunities secured against residential, commercial, land, and mixed-use assets. This role requires a strong understanding of property valuation logic, borrower motivation, credit risk, and exit strategies.
You are expected to operate at a higher level than a typical sales role—thinking strategically, screening intelligently, and building deep, recurring referral networks.
Source mid-to-large ticket secured loan opportunities (SGD 1M– 5M+).
Build continuous deal flow through developers, brokers, property agents, SME owners, accountants, and lawyers, and other enterprise owners.
Develop verticals (e.g., agent networks, SME channels, distressed asset pipelines, developer financing needs).
Maintain a predictable weekly and monthly origination pipeline.
Screen leads based on lending criteria (LTV limits, asset class, location, borrower profile, valuation expectations).
Evaluate the borrower’s real motivation, timeline urgency, and exit strategy.
Structure deals to align with credit appetite (tenure, LTV, collateral layering).
Prepare clean and complete Credit Committee submissions for evaluation.
Manage timelines for valuations, legal documentation, and borrower readiness.
Work with stakeholders such as Valuers, Lawyers and Borrower.
Build and nurture long-term partnerships with key introducers and repeat borrowers.
Become the “first-call lender” for urgent or complex cases.
Conduct meetings, present loan scenarios, and manage expectations professionally.
Maintain integrity, confidentiality, and trust in all borrower and partner interactions.
Stay updated on property market trends, developer launches, and bank credit tightening and network with potential borrowers.
Identify segments underserved by traditional financing and expand into those niches.
Provide insights to management on product features, pricing competitiveness, and risk trends.
Coordinate with credit team, legal, valuation firms, and borrowers for smooth completion.
Ensure timely submission of documents to avoid delays.
Follow through until disbursement with professionalism and clarity.
Maintain clear records of deal progress in the CRM system.
Flag out early signs of loan delinquency.

Minimum 2–5 years in property lending, mortgage broking, real estate investments, private credit, SME lending, or similar fields.
Strong network in property agents, brokers, conveyancing law firms, or developer circles.
Prior experience handling borrowers with time-sensitive or complex financing needs preferred.
Strong deal sense and business acumen.
Excellent communication and negotiation skills.
Ability to think like a credit officer when screening deals.
