Key Responsibilities

In this management role, you will assume overall strategic and operational responsibility for the further development, implementation and execution of goal‑oriented corporate real estate management for the real estate products production, office, logistics/warehouse and technology buildings (research & development, etc.) in the Asia Pacific region.

You will see yourself as a solution‑oriented, proactive key account manager with a strong stakeholder focus for the core business in the individual divisions of the company.>

The core areas of responsibility are divided into five complex subject areas, which are to be established organisationally in the regions in the medium term.

Portfolio management

Portfolio analysis and optimisation is based on differentiated central portfolio data. You will provide support for location strategy and site selection with the divisions and sub‑regions in coordination with the global CREM organisation to ensure optimal strategic and later implementation‑oriented service provision for the stakeholders of the (sub)regions and divisions, as well as business relationship management. This includes simultaneous proactive portfolio analysis with optimisation proposals and implementation approaches.

Asset and property management

Operationalisation of portfolio management concepts into efficient asset management of the commercial portfolio, which is currently heavily dominated by owned properties, always aligned with the needs of the divisions and regions. You will provide support for decisions on in‑house and outsourced operational property management services in the regions/sub‑regions. This involves strategy development and implementation for management, leasing and maintenance processes at sub‑portfolio and property level.

Transaction management / M&A

Implementation of the transaction strategy in the real estate context through purchases and sales, acquisitions and rentals, etc., in close cooperation with the divisions in the individual regions/sub‑regions to optimise the portfolio in Asia Pacific. This includes the implementation of global guidelines for transaction processes and concrete processing with internal and external resources.

Building/construction management

Implementation of global standards for construction management in Asia Pacific in terms of sustainability and ESG aspects, etc., including project management for construction projects.

This role requires the further development of all regional planning and implementation processes in accordance with the Group's sustainability standards, etc.

Real Estate Finance

Structuring, managing and implementing the real estate finance organisation in Asia Pacific, including CAPEX budget processes, business cases, etc., while maintaining global processes.

Financial planning, management and reporting, and controlling real estate accounting with implementation of the global strategy.

Close cooperation with the Global Head of Corporate Real Estate Management and the global CREM Finance department, the Group Finance department of the region, and the CEO of the regions, always with the aim of reducing costs, optimising processes and increasing the excellence of CREM processes in Asia Pacific.

Qualifications
  • Successfully completed, task‑relevant degree in real estate management, business administration, industrial engineering or a comparable field of study with an additional qualification in real estate economics (IREBS, etc.).
  • Relevant, long‑standing professional and management experience in the development and implementation of complex, finance‑ and organisation‑specific corporate real estate processes throughout the entire real estate life cycle, preferably in an industrial environment.
  • Proven success in project and portfolio management, from strategy development to pragmatic, proactive, stakeholder‑oriented implementation.
  • Excellent leadership and communication skills in a global corporate context with a matrix organisation, combined with convincing analytical thinking, problem‑solving skills and a structured and goal‑oriented approach to work.
  • Methodological strength in development, implementation and execution, emotional charisma.
  • Assertiveness and persuasiveness with various stakeholder groups.
  • You are highly performance‑oriented.
  • Business fluent in written and spoken English.
  • Proven experience in ESG management, digitalisation and the development, implementation and execution of sustainability processes, etc. in the real estate industry.
  • Experience in asset management/property management of diversified portfolios in the industrial sector.
