Job summary

A leading real estate management firm in Singapore is seeking a Finance Executive to join their finance team. The successful candidate will be responsible for preparing rental invoices, monitoring accounts receivable, processing vendor invoices, and supporting financial reporting and compliance. Applicants should have a diploma or degree in Accountancy or Finance, with 1-2 years of experience in real estate finance or property management. Familiarity with property management systems is a plus.

Alpha Integrated REIT Management Pte. Ltd. is a wholly owned entity and the internalised manager of SGX-listed Alpha Integrated REIT.

We are seeking a Finance Executive (Real Estate / Property Management) for the finance team.

Key Responsibilities
  • Prepare and issue rental invoices, service charges, utilities, and other recoverable costs to tenants in accordance with lease agreements
  • Ensure billing accuracy and timeliness across all properties under management
  • Coordinate with Leasing and Property Management teams to verify lease terms, rental adjustments, and billing exceptions
  • Maintain complete and accurate billing records for audit and compliance purposes
Collections
  • Monitor accounts receivable and follow up on outstanding tenant payments
  • Communicate with tenants to resolve payment issues and disputes professionally
  • Generate and send reminders, statements of accounts, and collection notices
  • Escalate overdue accounts to management and assist in enforcement or legal recovery actions
  • Maintain and update AR aging reports, highlighting risk accounts and collection status
Payments
  • Process vendor invoices and staff claims, ensuring accuracy and compliance with internal policies and contractual terms
  • Prepare payment vouchers and execute payments via cheque, GIRO, or online banking platforms
  • Reconcile vendor statements and resolve discrepancies with suppliers or service providers
  • Maintain proper documentation and filing of payment records for audit and internal control
  • Perform monthly bank reconciliations for all property bank accounts to ensure cash balances are accurately reflected
  • Investigate and resolve discrepancies between bank statements and accounting records
  • Ensure timely posting of bank transactions including receipts, payments, and bank charges
Reporting & Compliance
  • Support month-end closing activities including preparation of AR/AP schedules, reconciliations, and financial reports
  • Assist in internal and external audits by providing relevant documentation and explanations
  • Ensure compliance with internal controls, company policies, and regulatory requirements (e.g., GST, property tax)
Other Duties
  • Participate in system enhancements and process improvement initiatives
  • Support ad-hoc finance projects and assignments as required by management
Key Requirements
  • Diploma or Degree in Accountancy, Finance, or related field
  • 1–2 years of relevant experience in real estate finance or property management
  • Familiarity with property management systems (e.g., Yardi) and MS Excel
  • Strong attention to detail, good communication skills, and ability to work independently and collaboratively
