Overview

The Director of Retail Real Estate, APAC at Crocs is responsible for leading the strategic planning, execution, and optimization of the company’s retail footprint across the Asia Pacific region. This individual oversees new store development, lease negotiations, and portfolio management to drive brand growth and profitability. The role requires a deep understanding of regional market dynamics, strong negotiation skills, and the ability to collaborate cross-functionally to ensure alignment with Crocs’ global retail strategy.

What You'll Do
  • Strategic Market Expansion: Develop and execute APAC retail real estate strategies aligned with global and regional goals, identifying high-potential markets and formats for growth.
  • Site Selection & Planning: Use consumer insights, competitive benchmarking, and feasibility studies to guide site selection and retail format decisions.
  • Portfolio Optimization: Analyze store performance and KPIs to drive actions like relocations, closures, and cost-efficiency improvements.
  • Lease Lifecycle Management: Oversee lease renewals, terminations, and negotiations to ensure alignment with financial and operational objectives.
  • Negotiation Leadership: Lead end-to-end lease negotiations, leveraging market intelligence and stakeholder collaboration to secure favorable terms.
  • Partner Support: Advise partners on site selection, lease terms, and store development to ensure alignment with Crocs’ brand and commercial strategy.
  • Executive Reporting: Deliver strategic insights and performance reports to senior leadership, highlighting risks, opportunities, and financial impacts.
  • Market Monitoring: Track macroeconomic, regulatory, and competitive trends to inform proactive real estate strategy across APAC.
What You'll Bring to the Table
  • Bachelor’s degree in Real Estate, Business, Finance, or related field (MBA preferred).
  • 10+ years of experience in retail real estate, with regional APAC exposure, particularly in Australia, Malaysia, Japan, and Singapore.
  • Established relationships with key landlords across APAC markets.
  • Strong negotiation skills and a proven track record in deal execution.
  • Ability to influence and lead cross-organizational and cross-functional teams, including a demonstrated ability to work at all organizational levels and with outside professionals.
  • Excellent communication, analytical, and leadership skills.
  • Ability to travel across the APAC region as needed.
