Job description

Lewe Engineering Pte Ltd is an M&E main contractor in Singapore, committed to delivering high-quality, complex projects using advanced digital construction methods. We are seeking a highly skilled and detail-oriented BIM Space Management Engineer to bridge the gap between our construction delivery model and future Facility Management (FM) needs.

Key Responsibilities
BIM Data & Spatial Management (M&E Focus)
  • Space & Room Data Validation: Work with the BIM team to establish, validate, and maintain all room and space definitions within the federated BIM model, ensuring M&E systems (e.g., AHU rooms, plant rooms, switch rooms) have accurate and compliant spatial clearances and access zones.
  • Asset Information Model (AIM) Preparation: Coordinate the extraction of M&E asset data (e.g., equipment schedules, maintenance access points) from the model geometry and populate them with the non-geometric information required for facility handover (e.g., warranty, serial number, maintenance schedule).
  • Area Calculation & Reporting: Utilize the BIM model to perform accurate area calculations and reporting (e.g., GFA, NIA, M&E service areas) for internal cost management, project reporting, and eventual compliance with standards like BOMA or Singapore's regulatory frameworks.
  • LOD Compliance: Ensure the Level of Development (LOD) for all M&E spatial elements and assets meets the requirements set out in the Project BIM Execution Plan (BEP) and the Employer's Information Requirements (EIR).
Coordination & Collaboration
  • Clash Detection & Resolution (Soft Clashes): Perform specialized clash detection focused on soft clashes, specifically identifying issues related to maintenance access, removal paths for large M&E equipment, and insufficient ceiling/floor clearances.
  • Cross-Disciplinary Coordination: Liaise with Architectural and Structural BIM Coordinators and the Design/Site teams to resolve space constraints and optimize plant room and equipment layouts before construction.
  • Information Exchange: Manage the process for extracting and exchanging space and asset data (potentially using formats like COBie) to ensure the BIM model is suitable for integration with the client's Facility Management (CAFM) system.
Project & Documentation
  • As-Built Model Handover: Lead the process of finalizing the "As-Built" BIM model, verifying that all spatial and asset information reflects the installed M&E systems accurately for final client handover and FM use.
  • Documentation: Maintain a comprehensive log of all space changes, asset additions/modifications, and associated data tags throughout the project lifecycle.
Requirements & Qualifications
  • Education: Diploma or Degree in Mechanical/Electrical Engineering, Building Services, Construction Management, or a related field.
  • Experience: Minimum 3-5 years of experience in a BIM-related role within the M&E or Construction industry in Singapore.
  • Technical Proficiency:
    • Expert user of Autodesk Revit MEP for M&E modeling and family creation.
    • Proficiency in Autodesk Navisworks Manage for advanced clash detection and model federation.
    • Familiarity with BIM collaboration platforms (e.g., BIM 360, ACC).
  • Industry Knowledge:
    • Strong understanding of M&E systems and construction workflow.
    • Knowledge of the Singapore BIM Guide and local regulatory submission requirements.
    • Experience with BIM for Facility Management (BIM-FM) concepts and data standards (e.g., COBie, Asset Tagging).
  • Soft Skills: Excellent spatial reasoning, strong communication skills (written and verbal), and the ability to train and support site teams on model access and data input.
