Job description

We are seeking a commercially minded and detail-oriented finance professional to join our team to support the financial management of our commercial (retail) portfolio.

The ideal candidate has experience in retail real estate finance, strong analytical capabilities, and the ability to operate effectively in a regional, multicultural environment.

Key Responsibilities
1. Financial Operations and Control
  • Support budgeting, forecasting, and periodic financial reporting for the retail portfolio.
  • Assist in ensuring financial reports are accurate, timely, and aligned with group reporting standards.
  • Support the maintenance of financial controls, compliance processes, and audit requirements across operating entities.
  • Perform variance analysis on rental income, operating costs, and capital expenditure, with clear commentary on performance drivers.
  • Assist with tax-related reporting requirements and support tax planning activities in coordination with external advisors.
2. Finance Business Partnering
  • Support asset management, leasing, and operations teams in monitoring mall performance and identifying financial risks and opportunities.
  • Assist in financial analysis relating to rental structures, leasing scenarios, occupancy trends, and gross turnover–based income.
  • Support analysis of operating cost efficiency, recovery ratios, and net property income performance.
3. Treasury and Financing Support
  • Support cash flow forecasting and working capital planning for retail assets.
  • Assist in monitoring loan balances, interest costs, and covenant compliance for asset-level financing.
  • Coordinate on financing documentation, reporting requirements, and internal approval papers.
4. Stakeholder Coordination
  • Work closely with internal stakeholders including asset management, leasing, operations, development, and country finance teams.
  • Coordinate with external parties such as auditors, valuers, tax advisors, and bankers on routine financial matters.
  • Support senior finance leaders in preparing materials for management, investment, and internal review meetings.
5. System and Process Improvements
  • Participate and drive the implementation, enhancement, and maintenance of finance systems (such as reporting tools, ERP modules and leasing/tenant systems).
  • Support system testing, data validation, and process mapping to ensure proper integration and data integrity.
  • Assist in identifying opportunities for automation and workflow improvements to strengthen reporting efficiency and financial control.
6. Team Support and Development
  • Provide support and guidance to junior team members as required.
  • Demonstrate ownership, accountability, and collaboration in delivering finance deliverables.
  • Actively develop technical competencies in retail real estate finance, financial analysis, and stakeholder management.
7. Other Responsibilities
  • Support financial aspects of asset enhancement initiatives (AEI), refurbishments, and tenant-related capex where required.
  • Perform other ad-hoc financial analysis and tasks as required.
Qualifications & Experience
  • Bachelor’s Degree in Finance, Accounting, Business, or a related discipline; professional qualification (CPA/CA/ACCA) is an advantage.
  • 5 to 8 years of relevant experience, preferably in retail real estate and commercial property.
  • Prior external audit experience will be considered an advantage.
  • Good understanding of retail leasing structures, rental income recognition, and property operating cost structures.
  • Strong analytical, problem-solving, and financial modelling skills.
  • Effective communication and stakeholder management skills.
  • Ability to work in a fast-paced, regional, and multicultural environment.
