Job description
Transaction Manager / Senior Transaction Manager

We are working with a highly reputable social impact investment manager who are seeking a Transaction Manager / Senior Transaction Manager to join their team based in Central London.

This is a fantastic opportunity to join a well backed investment manager who focussed on investing into the UK & European social impact market, including social housing and social care.

Responsibilities
  • Lead and manage real estate acquisitions (single assets and portfolio) across the housing with care and healthcare sectors (from HoT’s to completion and completion integration process).
  • Structure, negotiate and advise on a wide range of transaction documents.
  • Oversee and coordinate legal due diligence, title review, searches and enquiries, and advise on risk and mitigations.
  • Advise on landlord and tenant issues arising on acquisition and asset management and regulatory interfaces relevant to supported housing and healthcare operations.
  • Oversee and coordinate real estate elements of debt transactions including certificates of title.
  • Work collaboratively with external parties, including developers, housing providers, tenants and care providers, to progress transactions efficiently and constructively.
  • Instruct, manage and challenge external professional advisers (law firms, valuers and surveyors).
  • Identify, articulate and manage legal and commercial risks.
  • Support internal stakeholders (investment, asset management, finance, development and ESG teams) with advice.
  • Assist with transaction governance, including approvals, investment papers, conditions tracking, CP / CS checklists, and post-completion obligations.
  • Monitor relevant legal, regulatory and market developments affecting housing with care and healthcare real estate and brief stakeholders as appropriate.
Qualifications
  • Full real estate transaction lifecycle experience is essential (including single assets, portfolio and forward funding / forward purchase or development).
  • Solid understanding of L&T law, with practical experience advising on leases and asset management matter within an investment context.
  • Ability to spot risks, prioritise material issues and propose pragmatic solutions.
  • Strong stakeholder management skills and comfortable working with developers, housing provider tenants, care providers and professional advisers.
  • Individual must come from either a Real Estate Legal or Real Estate Investment Management background.
  • Experience working within the social care or social housing industry would be advantageous, however, they will look at individuals from other living or commercial real estate transaction backgrounds.
  • Commercially astute, delivery-focused and calm under pressure, with good attention to detail and strong organisational skills.
Salary

£75,000 - £100,000 plus benefits package and discretionary bonus.
