Senior Quantity Surveyor

We have an opportunity for a proven individual with both operational and sales‑support experience to join our commercial organisation, and assume the primary responsibility for providing bid, commercial knowledge and support, acumen, and advisory service primarily across our New Installation (NI) business. We welcome applications from talented individuals across our hub offices in Coventry, Warrington, and Bathgate, reflecting the collaborative nature of our commercial organisation.

This role will be responsible for managing pre‑contract work, winning risks and opportunities and will encompass a broad range of interactions with both internal and external stakeholders, providing guidance, assistance, technical and commercial inputs (including supporting the development and enhancement of the pricing model) and leading negotiations.

Commercial Management
  • Review of clients’ contracts and warranties to ensure that contractual risk is minimised
  • Work alongside the Sales representative in all commercial communications
  • Develop solutions to ensure risks are managed and opportunities maximised to support order intake targets
  • Agree and execute Articles of Agreement and all bonds, warranties, and insurances where relevant
  • Manage the central register of seals and retrieval of all bonds and warranty documentation
  • Maintain accurate contract files for all pre‑contract / award correspondence and other related contractual documentation; archiving and housekeeping necessities included
  • Assist in the on‑going development of processes and systems to maximise efficiency and effectiveness of commercial support
  • Support bid activities across other business lines, including existing installations as and when required, as directed by Head of Commercial and Procurement
Work Winning
  • Develop successful work‑winning negotiation and commercial strategies, including but not limited to:
  • Report to the Head of Commercial and Procurement, working on a variety of tenders, supporting sales in managing the creation of bid responses to tight timescales, supporting the development of customer proposals
  • Obtain costing, risk, and mitigation strategies from pre‑contract / award colleagues and the post‑contract project commercial team to develop successful work‑winning strategies, increasing tender hit rate, ensuring all tender risks are mitigated or costed, and opportunities fully exploited
  • Support Sales by developing best alternatives if negotiations fail, understanding clients’ requirements and drivers, and providing the business with alternative ‘plan B’ strategies when needed
Health & Safety and Administrative Support
  • Provide full transparency and data required for external and internal auditors
  • Employees must comply with Company Health & Safety requirements and set a personal example of safe behaviour
  • Employees will contribute to the Company safety objectives, maintaining/monitoring current safety systems under their direct control and implementing agreed changes (where applicable) to Schindler Ltd occupational health and safety management system
What You Bring

The successful candidate will be passionate about commercial and sales, forming and influencing work‑winning strategies while managing risks and opportunities. There is a significant amount of interaction with key stakeholders across the business, so strong and clear communication (verbal and written) is a must.

  • Proven track record of operational QS know‑how, managing multiple multi‑million‑pound projects and service contracts to successful completion
  • Technical expert, role holder educated to at least BSc or equivalent full technical standard; ideally hold a recognised qualification in Quantity Surveying
  • Demonstrate experience of estimating project costs and presenting high‑quality tender documents to customers
  • Experience of managing Health & Safety compliance including common domain model requirements
  • Preferably a minimum of 5 years’ experience operating at a senior level within the commercial environment in the building construction and/or maintenance industry
  • Knowledge of key pre‑construction procedures, e.g., Procurement, Planning and Contracts
  • Demonstrate IT literacy capability, including full literacy with Microsoft Office suite
