Lead high-quality estate services across housing blocks and communal areas, ensuring safety, cleanliness, and customer satisfaction. Coordinate and line-manage caretakers, deliver fire safety checks, and drive continuous improvement against KPIs and SLAs.
Responsibilities
- Plan and complete estate, block, and communal area inspections, producing actionable reports and following through to resolution.
- Carry out weekly fire alarm tests, emergency lighting checks, record evidence, and close out FRA actions to deadlines.
- Line-manage caretakers including rota planning, task allocation, quality checks, and performance reviews.
- Manage cleaning and grounds maintenance standards, raising and tracking work orders via CAFM/housing systems.
- Engage with residents, address service issues, and escalate repairs, health and safety, and safeguarding concerns appropriately.
- Monitor contractors, permit to work, RAMS/COSHH compliance, and evidence of statutory checks.
- Track KPIs/SLAs, maintain asset/inspection records, and provide concise reports to management.
Essential requirements
- Experience in estate services within social housing, local authority, or similar estates environment.
- Proven supervision or team leadership of caretakers/estates staff with rota and scheduling responsibility.
- Strong working knowledge of fire safety routines in blocks, FRA action tracking, and health and safety basics.
- Confident with inspections, report writing, and using CAFM/housing systems and Microsoft Office.
- Full UK driving licence and willingness to travel across multiple sites.
Desirable
- IOSH Managing Safely or NEBOSH (General/Fire).
- Fire Warden/Marshal and First Aid certifications.
