Responsibilities
  • Lead the in‑house mechanical maintenance team as senior and lead mechanical craftsperson, including fault‑finding and maintenance duties.
  • Maintain all building fabric, mechanical and electrical services, and equipment within Trust properties, liaising with mechanical contractors for day‑to‑day service delivery.
  • Ensure all buildings, plant and equipment are mechanically serviced and maintained throughout the Newham University Hospital Retained Estate in accordance with statutory and mandatory requirements, including Planned Preventative Maintenance (PPM) and Reactive Maintenance (RM), minor works, major overhauls and replacements.
  • Work independently as a self‑starter, maintaining initiative across all tasks.
  • Lead the estates mechanical team and contractors to complete, record and document statutory, critical and routine maintenance.
  • Repair, fault‑find and diagnose boilers, pressure systems, medical gas, HVAC/ventilation, controls, heating/hot water, CAD data systems, and generators.
  • Develop improvement plans for poor performance, review works for quality, timeliness and cost‑effectiveness.
  • Work off‑trade in emergencies as directed and assist with staff training.
  • Follow Trust policies, maintain communication, ensure safe systems of work, site induction, risk/COSH assessments and permit‑to‑work compliance. Report unsafe practices or equipment.
  • Act as a Competent Person on mechanical/electrical systems, support audits and ensure compliance with legislation, safety alerts, HTMs, HBNs and codes of practice.
  • Ensure financial compliance and value for money in contracts and purchases, hold AP/CP accreditation and perform duties accordingly.
  • Participate in the Estates Craftsperson Team on‑call cover for Newham University Hospital and implement CAS/safety alerts with guidance and remedial action.
  • Raise and distribute planned/reactive work instructions, follow up and report outcomes. Assist the Operations Manager in investigations, complaints and specifications for improvement schemes.
