Job Summary

The Maintenance Lead will oversee maintenance and facilities management across a national residential portfolio. The role includes leading office-based and field teams to ensure homes are well maintained and turned around efficiently between tenancies.

Success in this position requires strong analytical skills, a data-led approach, and a focus on operational optimisation and service excellence.

Key Responsibilities
Leadership & Team Management
  • Lead and mentor a team of Property Managers, Maintenance Managers, and Field Operatives.

  • Direct line management of Property Managers and the Maintenance Manager.

  • Promote a culture of accountability, service excellence, and continuous improvement.

Maintenance & Facilities Operations
  • Oversee reactive and planned maintenance across the portfolio.

  • Manage inspection regimes, including void inspections and pre-move-out assessments.

  • Ensure efficient and cost-effective unit turns to minimise void periods and maintain high occupancy.

Data & Reporting
  • Operate within a data-driven framework to track performance and identify trends.

  • Produce regular reports for the Senior Leadership Team covering maintenance KPIs, costs, and operational efficiency.

  • Use data insights to drive continuous improvement and support strategic decision-making.

Procurement & Supplier Management
  • Lead procurement of maintenance services, materials, and equipment.

  • Manage supplier and contractor relationships to ensure quality and value for money.

  • Monitor contractor performance and compliance with operational standards.

Fleet Management
  • Oversee company vehicles used by field teams.

  • Ensure fleet compliance, maintenance, and cost-efficiency.

Strategic Contribution
  • Support the Head of Property Management in aligning maintenance strategy with business objectives.

  • Contribute to the development and refinement of operational policies, procedures, and service standards.

Responsibilities may evolve over time to meet changing business needs.
