The role

To be responsible for reviewing and preparing budgets at the pre‑development stage. To provide commercial support to the Internal Specification, Customer Service and Estates Teams to improve cost management and inter‑department communications.

  • Attend Customer Service/Estates team meeting as required.
  • Attend site review meeting alongside Customer Service, Build and Technical to review latent defects and agree/co‑ordinate approach to remedial works and establish cost plans accordingly.
  • Collaborate with Customer Service team to review service levels from sub‑contractors, provide support as needed and share feedback with commercial team.
  • Work closely with Customer Service team to identify improvements to reduce maintenance costs.
  • Engage with sub‑contractors when latent defects are identified.
  • Prepare budgets for Customer Service/Estates legacy remedial projects/works, obtain pricing, appointment of sub‑contractors and issue instructions.
  • Prepare scope of works and trade packages in relation to legacy works being agreed/instructed.
  • Agree variations/final account with subcontractors on legacy works carried out.
  • Assist with estimates/cost plans for the company’s development on products reviews.
  • Establish a cost database in relation to legacy works/packages (including materials, labour, plant, supplies, sub‑contractors and preliminaries – key rates).
  • Establish and maintain personal relationships with external resources, suppliers, and purchasers.
  • Preparation of reports as required.
  • Work closely with Senior Internal Design Manager to set internal and communal area budgets on all new developments.
  • Provide commercial support to finalise the kitchens and wardrobes tenders at the design stage.
  • Provide commercial support with internal plot and communal specification cost plans at design stage.
  • Assist with land estimates/cost plans for land purchase viabilities. Works as an integral part of the pre‑contract team involved in the design and specification of developments, to provide commercial and budgetary advice to the team.
  • Ensure that all estimates/cost plans are duly signed off and are delivered on a timely basis.
  • Carry out taking‑off of materials and compile schedules.
  • Liaise with other members of the Commercial team to establish material build costs and determine sub‑contract package elements in construction.
  • Keep abreast of market and industry sector developments and trends.
  • Assist with Sales/Marketing where required on cost plans and purchaser extra costs within required timelines.

The standard default full‑time working hours in the office are 8am-5pm with core working hours 9am-4pm.
