Freelance Project Manager - £18m Care Home Development

Location : Epsom Contract Type : Freelance (10-11 months remaining) Day Rate : Competitive, based on experience £300 - £350 per day CIS

We are seeking an experienced Project Manager to lead the delivery of a flagship £18 million, 5-storey steel-frame care home development with a concrete basement, brick and block external skin, flat roof, and Metzec internals. This is a high-profile project that requires a proven leader who can take ownership from the frame stage through to completion.

Key Responsibilities

• Oversee and direct all site operations from structural frame through to final handover.
• Manage subcontractors, site teams, and suppliers to ensure programme, quality, and safety standards are achieved.
• Liaise with local councils, highways agencies, and other stakeholders to coordinate approvals and compliance.
• Deliver associated Section 278 works, including new access roads and infrastructure.
• Monitor budgets, schedules, and risk management to keep the project on track.
• Ensure smooth communication between design teams, consultants, and client representatives.
