Job description

At Orbit our customers are at the heart of everything we do, we’re looking for an individual with bags of personality and a real passion to support our customers in their homes and communities.

Neighbourhood Manager

Based in the heart of Leamington Spa, Warwickshire, our Neighbourhood Manager role is all about making positive change where it matters most - in your community. As the dedicated local lead, you’ll be the friendly face customers turn to for support, guidance, and solutions. Whether it’s working with Local Authorities and Housing Association partners or helping residents with Anti Social Behaviour concerns, estate services, and tenancy matters, your focus will be on delivering an exceptional experience every step of the way.

We’re looking for someone who truly cares about people and places. If you thrive on building relationships, enjoy being out and about in the community at least three days a week, and don’t mind the occasional evening or weekend work, you’ll fit right in. Your commitment to customer service, brilliant time management, and willingness to go the extra mile will set the standard for community wellbeing and safety.

If you’re passionate about creating vibrant, safe neighbourhoods where everyone feels supported and heard, we would love to hear from you. Join us and help shape the future of Stratford upon Avon, one conversation and one connection at a time.

In this role, you will represent Orbit in local communities, coordinating internal and external services to meet diverse customer needs and maintaining high standards of delivery.

Key duties include managing relationships with Local Authorities and Housing Association partners, serving as the main contact for customers regarding ASB complaints, estate services, and tenancy management. Strong customer focus and effective time management are essential, as is a willingness to be present in the community three days per week, with some evening or weekend work as required.

If you are passionate about housing, safety, and community wellbeing, we encourage you to apply.

The role will cover the Leamington Spa area with access to our Head Office at Garden Court, Coventry. This role works in a hybrid way using a blend of field, home and office based working.

What you’ll achieve

You’ll ensure a high-quality, end-to-end customer experience, focusing on safety, wellbeing, satisfaction, and regulatory compliance. By building relationships and upholding standards in our neighbourhoods, you'll support our commitments and contribute to our overall strategy.

What you’ll bring
Essential skills
  • Strong background in customer centred operations or similar, with a demonstrable track record of case or portfolio management;

A commitment to safeguarding, with a clear awareness of the needs of vulnerable individuals and a proactive approach to supporting them.

Excellent problem-solving and conflict resolution skills, with the ability to handle complex situations with empathy and confidence.

A full UK driving licence, permanent access to an appropriate vehicle along with a flexible approach to travel and working hours, including participation in an out-of-hours rota when required.

Self‑motivated and independent, yet able to collaborate effectively with colleagues and contribute to a supportive team environment.

Desirable skills

Diploma in Housing / Foundation degree from CIB / Level 3 in Housing Management or equivalent or a commitment to work towards these within 12 months of completing a probationary period.
