About the Role

As a Meta Asset Manager, you will be responsible for driving the strategic, financial, and operational performance of assigned assets in alignment with Meta’s agreed objectives. This role oversees asset planning, value optimization, and tenant engagement while ensuring compliance with policies and delivering superior client outcomes. The Meta Asset Manager acts as a key liaison between internal teams, external stakeholders, and ownership, championing innovation and process improvement to maximize asset value.

Stakeholders

This is a senior role which will report to the Head of Meta Management Asset Management. The role will be dedicated to the Meta account and will have dotted line responsibility to the Head of the Meta Enterprise account.

Roles and Responsibilities
Strategic Planning & Asset Management
  • Define and oversee the business plan of the assigned asset in alignment with client strategy.
  • Lead property-specific business planning, reporting, and budgeting.
  • Establish and execute an asset forecasting system.
  • Optimize cash flow distribution and rental income through tenant management and risk reduction.
  • Extend, redevelop, and reposition assets to increase future value.
  • Champion change by improving processes, methods, and standards within the discipline.
Financial Performance & Reporting
  • Manage cost reductions and guide value growth.
  • Oversee and report asset profitability with internal resources.
  • Ensure compliance with policies and monitor service levels.
  • Oversee asset management reporting with property accountants/analysts.
Tenant & Client Relations
  • Act on behalf of the owner with leasing brokers.
  • Lead tenant-centricity efforts to ensure high customer satisfaction.
  • Review tenant surveys (e.g., Kingsley) and develop response plans.
  • Ensure move-in and move-out processes are met.
  • Negotiate with senior management, tenants, regulators, and vendors to drive value for the client.
Collaboration & Leadership
  • Work closely with Enterprise FM Leaders to ensure client expectations are met.
  • Collaborate with internal CBRE departments, Property Operations, Property Management Accounting, Leasing, and Enterprise Facilities Management.
  • Lead by example and model behaviors consistent with CBRE RISE values.
  • Direct and influence others to adopt new perspectives while adhering to policies.
Operational Oversight
  • Manage property strategy (marketing, property management).
  • Implement initiatives and policies to strengthen asset positioning.
  • Identify segmented tenant groups and retain selected tenants as long as possible.
Innovation & Knowledge Sharing
  • Apply advanced principles and techniques to create innovative solutions for asset performance.
  • Implement CBRE Investment Management knowledge sharing and cross-country best practices.
  • Use/explore cross-country networks for deal sourcing and cooperate with transaction teams.
Meta Outline Asset Management (AM) Scope
  • Ensure performance in all areas of the agreed Meta outline AM scope (further information below).
Qualifications
  • Bachelor’s degree preferred with minimum 10 years of relevant asset management experience.
  • Extensive experience of both Property Management and Asset Management functions within the investor sector.
  • Experience using Yardi including Advanced Budgeting and Forecasting.
  • Familiarity with key lease terms and interpretations of OPEX / cap language.
  • Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
  • Extensive organizational skills, ability to multi-task and an advanced inquisitive mindset.
  • Ability to focus on details, create process and procedures and follow through until tasks are completed.
  • In-depth knowledge of Microsoft Office products: Word, Excel, Outlook, etc.
  • Very strong influencing experience and skills.
  • Ability to solve unique problems using standard and innovative solutions having a broad impact on the business.
  • Highly sophisticated math skills. Ability to calculate somewhat complex figures such as percentages, fractions, and other financial-related calculations.
Meta Asset Management, Outline Scope
Asset Planning
  • Preparation & implementation of Asset Plans (including annual refresh)
  • Obtain advice from third parties to assist implement asset strategies (brokers, project teams etc.)
  • Oversight & conduct of regular asset review meetings with PMs, Agents, appointed Consultancy teams
  • Progress reporting of Asset Initiatives & Activities
  • Key client reporting and interface
Financial Analysis
  • Quarterly review of financial assumptions across all assets and impact on impairment
  • Gathering data to support analysis and track movement of assumptions
  • Overall management of financial performance of non-op estate
Surrender Negotiations
  • In alignment with Asset Plans negotiate surrenders where appropriate (managing brokers)
  • Necessary assistance to the transaction team to facilitate completions
  • Assist Lawyers through transactions including review of documentation
Leasing
  • Select and appoint agents
  • Implementation of leasing strategy
  • Lease events - manage & procure advice in relation to rent reviews, lease renewals and lease re-gears
  • Manage vacancies
  • Instruct & liaise with legal teams through to completion of transactions
  • Regularly report to client on all leasing and professional activities
Value Add
  • Identify & deliver opportunities through lease events, redevelopment/ refurbishment, changes of use/ planning
  • Procure relevant feasibility appraisals
  • Instruct, manage and consult with building surveying, architectural and PjM and other Consultants
  • Continuously seek to identify cost savings
Property Management Oversight
  • Define property management strategy (property by property basis) and appoint as necessary
  • Oversee Property Management Activities
  • Oversight of arrears collection
  • Oversee PM in preparation of annual NOI and capital expenditure budgets
