Maintenance Officer (Buildings and Grounds)

Here at Serco, we are recruiting for a Maintenance Officer (Buildings and Grounds) to join the Estates team at Forth Valley Royal Hospital (FVRH). FVRH has over 800+ inpatient beds on site, along with numerous buildings, wards, departments, external areas, and infrastructure requiring continual monitoring and maintenance.
You will be responsible for controlling work within the Estates department, assigning workload from the Concept CAFM system, ensuring all reactive and planned preventative maintenance (PPM) work is completed, and providing day-to-day support to the front-line team to ensure compliance with the Planned Maintenance System (PMS).
Reporting to the Maintenance Manager, the Maintenance Officer will manage and supervise a multi-skilled workforce delivering reactive and planned maintenance, minor improvements, refurbishments, and capital works across the hospital estate, with a strong focus on building fabric, joinery, grounds, and general estates works, ensuring full compliance with Serco safety standards and procedures.
You will participate in the On-Call Manager rota and, once trained and appointed, may undertake Authorised Person duties relevant to buildings, fabric, and estates systems, as required by the contract.
Main Responsibilities
- Ensure all building fabric, joinery, grounds, and estates maintenance works are carried out in accordance with SHTMs, ACOPs, statutory requirements, and Serco policies.
- Manage personnel within the department to ensure buildings and grounds assets are maintained to contract requirements and statutory standards.
- Use the CAFM system to assign, monitor, and close planned and reactive works relating to building fabric, joinery, internal finishes, doors, windows, roofs, floors, external areas, and grounds.
- Manage and coordinate contractors undertaking building, joinery, grounds, and minor construction works, ensuring safe systems of work and compliance with site procedures.
- Supervise reactive repairs, planned maintenance, minor refurbishments, and improvement works across the hospital estate.
- Undertake Authorised Person duties where applicable, following completion of training and formal appointment.
- Provide technical input on building fabric, joinery, and estates-related elements during refurbishment, upgrade, and capital projects.
- Ensure compliance with healthcare estates standards, including fire safety, access, infection control considerations, and safe working practices.
- Support audits, inspections, and condition surveys related to buildings and grounds.
What You’ll Need to Do the Role
- Completed City & Guilds / NVQ or equivalent qualification in Joinery, Carpentry, or Building Maintenance, or a recognised building trade apprenticeship.
- BTEC / ONC in Building Services, Construction, or equivalent, or substantial relevant experience within estates/buildings maintenance.
- Strong working knowledge of building fabric maintenance, including joinery, doors, windows, flooring, ceilings, roofing, and general construction.
- Understanding of SHTMs and approved codes of practice relevant to healthcare estates and building fabric.
- Experience working within a large, complex site, ideally healthcare or similar environments.
- Previous experience supervising or managing a multi-skilled maintenance workforce.
- Experience managing contractors and overseeing building and grounds works.
- Good IT skills with experience using CAFM systems to manage workloads and assets.
- Minimum of 3 years’ experience in a similar estates or buildings maintenance role.
- Strong people management skills, including recruitment, absence management, and performance management.
- Effective communication and interpersonal skills, particularly when coordinating works in a live healthcare environment.
- Ability to prioritise workload, manage competing demands, and respond effectively to reactive issues.
