Maintenance & Minor Works Supervisor (On Call)

To assist the Estates Manager in the management / co-ordination and supervision of all maintenance and improvement activities provided by the Facilities and Estates Directorate. To manage the direct labour and contractors on a day-to-day basis. Manage maintenance services for the division's portfolio, including out-of-area properties assigned to such. The post may be required to support all Trust and Partners sites from time to time. Ensure a flexible approach to efficient and effective Facilities and Estates services is promoted and standards are met.
(Additional Recruitment & Retention Payment of 15% of Basic salary applicable to position)
Main duties of the job
- Ensure the efficient and safe operation of building services and fabric.
- Manage the Estates team - e.g. Trades and Support Workers.
- Undertake Authorised Person, Responsible Person and Competent Person roles as required by HTM's. An electrical bias will be required for this position.
- Manage appointed contractors on a day-to-day basis
- To operate and issue permits to work and other safe systems of work.
- Supervise and organise the planned and responsive day to day operational services for maintenance and minor works.
- Ensure customer liaison with Ward Managers and Heads of Department are promoted as regards contract standards and services.
- Responsible for ensuring services are undertaken in compliance with agreed contract, SLA standards, statutory and mandatory requirements.
- Promote a value for money culture within the team and an understanding of Quality/Cost/Frequency and Standards.
- Through the use of a structures process ensure that services are planned, rotas are updated and service needs are regularly revised to ensure best fit with the standards, contracts, service level agreements and general customer requirements.

Person Specification
Qualifications & Training
- Relevant professional qualification in Estates related discipline, Electrical, Mechanical or Building discipline or comparable proven practical experience (equivalent level of knowledge Diploma level with significant experience)
- Relevant Supervisory Management qualification or comparable proven practical experience
- Significant experience of working in a similar role or discipline
- Experience of working in the NHS
- Relevant professional membership(s)
- Committed to continuous management/professional development e.g. Authorised Person training to develop competence in areas such as Electrical/Water Safety
Experience
- Experience in the use of planned maintenance system.
- Experience of maintenance management utilising both direct and contract labour
- Experience of managing multiple trade's persons/contractors.
- Experience of the risk management process
- Specialist knowledge of core standards within Estates.
- Experience of Health and Safety or/and relevant qualification
- Experience of Scheme Design and Contract Management within the NHS
- Full appreciation and understanding of all areas and departments within Facilities and Estates
- Experience of managing hospital engineering systems in healthcare premises, and HTM requirements.
- Conversant with methods of maintenance works and services procurement and contract management.
- Budgetary control of an estates operations budget.
