Key Responsibilities

We are seeking a pro‑active and customer focused maintenance operative to join our on‑site teams at our BTR schemes located in Hendon and Kidbrooke. Reporting directly to the General Managers, you will be responsible for ensuring an exceptional service is provided to all our residents. Responsibilities will involve:

  • Work with the wider team to ensure the scheme is ready for the arrival of new residents and the apartments are handed over meeting our required exceptional standards.
  • Supporting the Facilities Manager in identifying snags and defects and ensuring these are logged correctly as per the defect procedure in place.
  • Responding to and resolving immediate issues such as unblocking drains, changing lightbulbs and fixing minor plumbing or carpentry problems to ensure resident satisfaction.
  • Be able to diagnose and respond to issues quickly and effectively, providing long term solutions.
  • Being proactive to delivering excellent customer service within agreed budgetary requirements.
  • Investigate and assess all incoming maintenance requests and providing a details description of the issue where external contractors are required.
  • Carrying out general reactive maintenance tasks such as carpentry, basic plumbing, minor electrical works and painting.
  • Submit regular utility meter reads to suppliers when necessary.
  • Plan and prioritise jobs to minimise downtime and unnecessary travel between schemes.
  • Carrying out scheduled preventative tasks such as weekly fire alarm testing, void flushing and routine light inspections.
  • Conducting building patrols to identify any H&S concerns that need to be resolved or escalated.
  • Oversee the unit turn process, ensuring void apartments are clear of all maintenance, repair and cleaning issues prior to the arrival of a new resident.
  • Encourage sustainable measures wherever possible, including all systems are switched off in void units to minimise energy consumption.
  • Maintaining the cleanliness and upkeep of the communal facilities.
  • Ensure all maintenance activities comply with all H&S standards and maintaining relevant records.
  • Ensure all maintenance records are kept in order including constant updating of the Yardi platform.
  • Ensure all maintenance tools are kept in a good, safe working order.
  • Acting as a helpful, visible point of contact for all residents and contributing to the wider team efforts of creating an exceptional living experience.
  • Co‑ordinate and oversee access for external contractors as and when required, ensuring works are completed to the required standards.
  • Communicate and elevate urgent maintenance issues to the centralised Facilities Manager.
  • Liaising with the centralised Maintenance Administrator to ensure there is a maintained level of stock of spares required on site.
  • Seek ways to always provide exceptional customer service and exceed where possible.
  • Assist the wider on‑site team to manage the resident move in and out experience.
  • Moving furniture and heavy materials between apartments as and when required.
  • Report any incidents and accidents to the H&S and Compliance Manager.
Skills, Knowledge and Expertise
  • Hands‑on maintenance experience across a variety of trades (plumbing, carpentry, basic electrics).
  • Strong problem‑solving skills with the ability to provide practical and long‑term solutions.
  • A team player with excellent communication skills and a customer‑first approach.
  • Organised, proactive, and able to prioritise tasks to minimise downtime.
  • Commitment to health, safety, and sustainability practices.

This role can be based at either Navigator Place (Kidbrooke) or The Watermint (Hendon). Travel across both locations is required.

Projected start date: 1st March.
