We are seeking a hands‑on, experienced, and strategically minded Property Manager to lead all maintenance and facilities operations across the hotel and its extensive spa facilities, including indoor and outdoor environments.

Responsibilities
  • Develop, manage, and track the annual maintenance budget (including monthly updates), ensuring strong cost control and accurate forecasting; protecting the significant financial investment made across the property by ensuring all assets, systems, and facilities are maintained to the highest standards.
  • Safeguard the hotel’s capital investment by prioritising maintenance strategies that maximise asset lifespan and minimise long‑term costs
  • Lead a robust preventative maintenance programme (PPM) to reduce breakdowns and disruption
  • Deliver reactive repairs across bedrooms, public areas, back‑of‑house and spa facilities, responding quickly to minimise guest impact
  • Complete practical maintenance tasks (including basic plumbing, carpentry, patch plastering, and general repairs) as needed
  • Carry out routine inspections and walk‑rounds to identify defects early, prioritise works, and prevent repeat issues
  • Maintain stock of key materials (paint, grout, sealant, fittings, etc.) to enable prompt, high‑quality repairs
  • Develop and deliver a strategic painting and decorating plan to maintain a consistent luxury presentation
  • Lead, manage, and develop the maintenance team, including training, performance management, and rota planning to ensure appropriate cover
  • Work collaboratively with all departments and contractors to plan works around hotel and spa operations and protect the guest experiences
  • Take full responsibility for Health & Safety compliance, including risk assessments, audits, statutory testing, fire safety, and water safety (including Legionella controls)
Qualifications
  • Proven experience in a senior maintenance or facilities management role, ideally within luxury hotels, hospitality, leisure, or spa environments
  • Strong financial acumen with experience in budget planning, forecasting, and cost control
  • Excellent technical knowledge of building systems, M&E equipment, pools, and preventative maintenance practices
  • Comprehensive understanding of Health & Safety legislation and compliance management
  • Strong leadership, communication, and organisational skills
  • Relevant technical or engineering qualifications (desirable)
