Job description

As Fabric Lead, you will hold overall responsibility for fabric performance on site, leading the Fabric Project Manager and the wider fabric team, including night-shift operatives. This is a senior, hands‑on leadership role requiring strong technical expertise, commercial awareness, and first‑class client engagement.

You will act as the primary fabric authority on site, ensuring standards, safety, and service delivery are consistently met while supporting projects ranging from day‑to‑day fabric works through to major fit‑out and refurbishment projects.

Key Responsibilities
  • Lead, manage, and mentor the Fabric Project Manager and wider fabric team
  • Oversee night‑shift fabric operations and ensure seamless handovers
  • Work collaboratively with client, subcontractors, cleaning teams, and WPAs
  • Maintain clear, consistent, and professional communication at all levels
  • Take ownership of health & safety compliance and RAMS production
  • Apply strong fit‑out and technical knowledge to all works and projects
  • Attend and contribute to client meetings and daily site huddles
  • Take ownership of weekly fabric trackers and key documentation
  • Prepare and manage quotations for medium‑to‑large works
  • Oversee estimating activities and supplier enquiries
  • Support QS‑related functions as required
  • Manage site assets, consumables, loading bay operations, and services
  • Provide detailed post‑works reports, audits, and client feedback
  • Confidently use Excel for reporting, tracking, and analysis
  • Read and interpret technical drawings and specifications
  • Manage and maintain O&M manuals and site documentation
  • Remain remotely available for emergencies when required
About You

You will be an experienced Fabric Lead, Senior Fabric Manager, or Project Lead with a proven track record of managing teams, delivering complex works, and operating confidently in a client‑facing, site‑critical environment.

You will ideally have:
  • Extensive experience in fabric maintenance, fit‑out, or building services
  • Strong leadership and people‑management skills
  • Excellent communication and stakeholder management abilities
  • In‑depth health & safety knowledge
  • Commercial awareness and estimating experience
  • Confidence working with technical drawings and specifications
  • NVQ Level 7 (desirable)
  • SMSTS (advantageous)
