Job Title: Design Coordinator
Location: Swansea
Key Responsibilities
Design Management & Compliance
- Undertake a thorough review of all Stage 3 and Stage 4 design packages, assessing compliance with project specifications, Employer's Requirements and regulatory standards.
- Identify opportunities for design efficiencies and value engineering.
- Engage early with external consultants (architects, civil/structural engineers, fire engineers, landscape architects etc.) as they are novated or appointed for detailed design stages.
- Monitor, coordinate and manage design development by consultants and suppliers, providing feedback and ensuring alignment with building regulations, NHBC/warranty standards and the approved specification.
Technical Coordination & Control
- Coordinate the technical query process with the client team, consultants, subcontractors and suppliers.
- Manage the design change process, ensuring all modifications are tracked, reviewed, approved and communicated efficiently.
- Oversee document control processes, including management of drawings, specification updates and SharePoint information storage.
Site-Based Project Support
- Verify that on-site works are completed in accordance with the design, specifications and Employer's Requirements.
- Prepare monthly design reports and coordinate reporting from external consultants for presentation at client meetings.
- Support the collation of O&M manuals, as-built information, health & safety files and tenant documentation.
- Liaise regularly with internal teams (Technical, Commercial, Procurement, Construction) and attend relevant meetings.
What We're Looking For
- Degree or HND/C in Architecture, Engineering, Construction Management or a design-related field.
- Strong working knowledge of current Building Regulations and CDM regulations.
- Minimum 2 years' experience with a main contractor or residential developer ideally on apartment or mixed-use schemes.
- A background in Project Management with significant design oversight is highly desirable.
- Excellent coordination, communication and stakeholder management abilities.
