Overview

Commercial Regional Property Manager – Partly based remotely, site based and Islington N1. A strong, well-respected and established Property Firm is actively seeking a personable, professional and team-spirited Commercial Regional Property Manager partly based remotely, site based and Islington N1. The Regional Property Manager oversees the day-to-day operations of the outer London Regional Portfolio by implementing policies, procedures and practices to enable each property to meet budgeted financial goals and achieve operational performance objectives. You will be dealing with a portfolio based in South East / South West London / Surrey.

Responsibilities
  • Providing overall direction and supervision of day-to-day property management with oversight responsibility for the management of the properties within the geographic region.
  • Responsible for the preparation of the service charge budgets – to be agreed in consultation with the Head of Department and the service charge accounts team.
  • Experience supervising on-site staff and in the procurement of service contractors to undertake and perform maintenance and contract duties required at the properties under management.
  • Assist in the preparation of financial forecasts and annual maintenance expenditure.
  • Liaise with the accounts team on funding availability together with managing expenditure on a monthly basis.
  • Assist in streamlining invoices from contractors at all times.
  • Approve all invoices within the given authority limits.
  • Liaising with tenants on all matters, whether related to Landlord’s common areas or specific parts of the tenant’s accommodation.
  • Have solid experience interpreting lease clauses, liabilities and obligations.
  • Experience in setting up new management instructions for multi-occupied service charge properties, including apportioning service charge liabilities, reviewing and setting service charge budgets.
  • A good understanding of property management accounts functions, including credit control and handling general tenant service charge queries and enquiries.
Health and Safety
  • Ensure the implementation of all necessary Health and Safety procedures.
  • Ensure compliance with the company’s Health and Safety policy.
  • Assist in special FM-related products from time to time, including major repairs/refurbishments.
  • Undertake all other functions required to comply with procedures and duties to perform contractual obligations.
The Successful Applicant will need to possess the following skills
  • 3 to 5 years of relevant experience
  • Proven track record and experience within commercial property management across all sectors with strategic oversight
  • Experience reading leases and legal documents and interpreting repairing and maintenance responsibilities and liabilities
  • Degree or related professional property qualification
  • Preferably IOSH or NEBOSH certification
  • Computer literate with Microsoft Office, with good experience in property management software, preferably Horizon
  • Excellent communicator with a professional approach
  • Flexible and able to prioritise workload effectively
  • Confident and persuasive
  • Positive team player
  • Honest and trustworthy
  • Ability to travel in and around London (occasional travel outside London)
  • Clean Driving Licence

The hours will be: Monday to Friday 8:30am – 5:30pm

Salary range will be: £50,000 to £55,000
