Maintenance Operative

Residential

Proactive Personnel are currently recruiting on behalf of a unique business within the residential property sector; they have an exciting opportunity for a Maintenance Operative to join the team of their new development based in Birmingham.

About thisrole

The Maintenance Operative carries out a wide range of maintenance tasks across the site and ensures that external contractors are professionally managed and properly supervised, from quotation through to on-site delivery. They are responsible for the smooth running and implementation of the site’s maintenance programme, including liaison with developers at completion (where applicable) and with the building’s contractors. Working positively and proactively with the team, they take pride in keeping the building clean, presentable, and well maintained at all times, in line with Health and Safety, fire regulations, and all relevant guidance.

The ideal candidate:

You will take pride in ensuring the building is maintained to the highest standard, delivering both planned and reactive maintenance, and completing statutory facilities management (FM) checks. You will work closely with our front of house team to provide residents and visitors with a safe, well-presented, and smoothly run environment.

This role reportstothe Resident Services Managerand youare responsible for:

  • Carrying out day-to-day maintenance across the building, both reactive and planned.
  • Identifying and reporting building defects to the appropriate contractor and managing follow-up where necessary.
  • Completing general maintenance tasks such as painting, decorating, minor plumbing, joinery, and small electrical repairs (to UK regulations).
  • Supporting defect management by liaising with contractors and tracking outstanding works.
  • Conducting statutory FM checks including weekly, monthly, and quarterly inspections (e.g. fire alarm testing, emergency lighting checks, water testing, fire door checks).
  • Maintaining accurate records of all maintenance tasks, statutory checks, and contractor visits using our in-house systems.
  • Maintaining stock inventories and ordering materials/parts where required.
  • Ensuring all health & safety requirements are met, including safe use of tools, chemicals, and equipment.
  • Supporting the front of house team by ensuring communal areas are always clean, safe, and presentable.
  • Building strong working relationships with residents, contractors, and colleagues to support a positive customer experience.

37.5 hours per week

Monday – Friday

09:00 – 17:30 – 1 hour break
