We are seeking high experiencedConstruction Managerfocused on the final delivery of our major hotel project. These include a five-star luxury hotel development, as well as complex fit-out and MEP coordination for NOVOTEL and IBIS branded hotels. While each position has its own specific scope and focus, all roles require deep expertise in hotel construction, MEP systems, FF&E integration, and stakeholder coordination.

Key Responsibilities:

Planning & Procurement

  • Collaborate with design, development, and procurement teams to define scope and delivery strategy.
  • Manage procurement schedules for long-lead items, FF&E, and MEP systems.
  • Ensure timely subcontractor appointments and alignment with project milestones.

Execution & Coordination

  • Oversee all construction activities across guest rooms, public areas, back-of-house, and technical zones.
  • Implement high standards for health, safety, and environmental practices.
  • Coordinate architectural and MEP trades, ensuring seamless integration and minimizing rework.
  • Lead coordination meetings with contractors, consultants, and stakeholders.
  • Monitor critical path and implement mitigation strategies to preserve timelines.

Desnagging & Finalization

  • Lead snagging and de-snagging processes, ensuring high-quality execution and minimal rework.
  • Coordinate FF&E and MEP interfaces, particularly small power and architectural finishes.
  • Track defect rectification and maintain structured snagging lists and close-out schedules.

Commissioning & Handover

  • Oversee commissioning, testing, and certification of all MEP systems and life safety equipment.
  • Ensure all documentation (O&M manuals, warranties, compliance certificates) is complete.
  • Lead the handover process to leaseholders, ensuring full contractual compliance.

Your Profile:

  • 8–10+ years of experience in hotel or high-end hospitality construction and fit-out.
  • Degree in Construction Management, Engineering, Architecture, or related field.
  • Strong technical knowledge of MEP systems and FF&E integration.
  • Proven track record in project close-out, commissioning, and handover.
  • Deep understanding of construction contracts (FIDIC, VOB, or similar).
  • Familiarity with BIM and digital snagging tools (e.g., PlanRadar, SnagR).
  • Knowledge of German building codes, fire safety, and hospitality standards.
  • Fluent in German and English (written and spoken).
