What You’ll Be Doing

The Technical Manager is a pivotal role responsible for ensuring high standards of construction through defect identification, prevention, and warranty review. With a comprehensive understanding of residential construction best practices – including the National Building Code and Building Science – the Technical Manager conducts new home inspections, conciliations, and claim assessments.

This role involves examining the physical condition of homes, including foundations, roofing, and overall structure, and preparing detailed reports on findings. The successful candidate will bring strong knowledge of building practices and building science, along with excellent verbal and written communication skills. The position requires effective problem-solving abilities, the capacity to identify potential defects, and maintain an impartial and objective approach during conciliations. It is a methodical role demanding strong interpersonal skills and effective self-management.

Responsibilities Include
Inspection & Warranty Activities
  • Conduct new home construction inspections at different stages.
  • Perform conciliation reviews and execute warranty inspections.
  • Schedule warranty and conciliation inspections.
Reporting & Technical Review
  • Develop reports and provide feedback.
  • Review defect and claim submissions, accompanied with measurements, photos, and instrumental readings to verify the findings.
  • Benchmark defects and claims based on Construction Performance Guidelines, Industry Standards and the National Building Code.
  • Examine engineering plans, site plans and other technical documents.
  • Liaise with contractors and managing repair projects.
  • Develop the Scope of Work for repairs and solicit contractor quotes and cost estimates.
  • Establish and maintain a list of repair contractors in each geographic area.
  • Engage external experts as required.
Stakeholder Communication & Support
  • Respond to follow-up/inquiries from Member Builders and Homeowners (written and verbal).
  • Communicate with stakeholders, addressing questions and concerns regarding inspection results.
  • Provide expert guidance and support to stakeholders, answering questions and addressing concerns related to construction practices and defect prevention.
  • Serve as a technical resource for builders.
Professional Standards & Industry Engagement
  • Maintain knowledge of current building codes, practices, and industry standards.
  • Engage in continuous professional development to stay current on industry best practices.
  • Participate in construction industry associations, committees, and functions as required.
  • Provide feedback on warranty program evolution & preparing technical documentation.
  • Assist in the warranty evolution, technical documentation, and training development.
  • Represent Atlantic Home Warranty professionally.
What We’re Looking For
  • A strong technical background with a trades degree and/or certificate from a post-secondary institution in construction, building science, or engineering.
  • 5–7 years of experience in construction and/or inspection services within the building industry.
  • Proven experience as a Technical Manager or in a similar construction-related role.
  • Strong understanding of foundations, electrical, plumbing, HVAC, framing, and building envelope systems.
  • Ability to effectively mediate and manage challenging situations with diverse stakeholders.
  • Demonstrated collaborative leadership and ability to work as a strong team player.
  • Strong interpersonal, written, and verbal communication skills, with the ability to handle confidential information professionally.
  • Solution-oriented with a positive, “can-do” attitude toward teamwork.
  • Proficiency in inspection tools, technology, and Microsoft Office, including video conferencing.
  • Ability to work independently while managing multiple projects.
  • Integrity and professionalism in all dealings with stakeholders.
  • Ability to work effectively from a home office environment.
