Job Summary
We are seeking an experienced and highly skilled Site Supervisor to manage the day-to-day operations of construction sites for multi-family residential projects. This leadership role is pivotal in ensuring that projects are completed on time, within budget, and to the highest standards of quality and safety. The Site Supervisor will oversee subcontractors, direct construction personnel, and collaborate with the project management team to ensure the successful execution of multi-family construction projects. Reporting directly to the Senior Vice President (SVP) of Development, you will ensure compliance with design specifications, building codes, and safety regulations, while maintaining smooth operations and addressing any challenges that arise during the construction process.
Key Responsibilities
Site Supervision & Project Coordination:
- Supervise and coordinate daily activities on-site, ensuring that all multi-family construction tasks are executed according to the project’s schedule, quality standards, and safety requirements.
- Work closely with the Project Manager and other key team members to develop, update, and adjust construction schedules, ensuring timely completion of all project phases.
- Ensure that all work is in alignment with architectural and engineering designs for multi-family units, adhering to the specified scope and maintaining a focus on cost-efficiency and quality.
Quality Control & Inspections:
- Conduct regular, thorough inspections of construction activities and finished work to ensure compliance with design specifications, building codes, and the highest quality standards.
- Address any quality issues promptly, working with subcontractors and on-site personnel to implement solutions and maintain a high standard of construction for residential buildings.
- Ensure the construction of common areas (e.g., lobbies, corridors, stairwells, parking garages) and amenities (e.g., gyms, pools, lounges) are consistent with project plans and design intent.
Safety Management & Compliance:
- Lead the implementation and enforcement of robust safety protocols specific to multi-family residential construction, ensuring that the site is compliant with all OSHA and local safety regulations.
- Conduct regular safety meetings and site inspections, identifying potential hazards and ensuring timely corrective actions to prevent injuries, accidents, or work stoppages.
- Maintain an organized, safe, and clean work environment, ensuring that all safety gear and equipment are in place and that workers are properly trained in safety procedures.
Material and Resource Management:
- Oversee the scheduling and coordination of material and equipment deliveries, ensuring that all construction materials for multi-family units are available on time and in the right quantities to prevent delays.
- Collaborate with the Project Manager to monitor material usage, address any supply shortages, and ensure quality control of all materials used in the construction of residential buildings.
- Ensure that all work crews are adequately staffed, equipped, and prepared to perform tasks efficiently while maintaining a focus on both safety and productivity.
Progress Monitoring & Reporting:
- Maintain up-to-date records of all site activities, including labor hours, material usage, and overall project progress. Ensure that progress is tracked against the approved schedule and budget.
- Submit detailed weekly progress reports to the Project Manager and SVP of Development, highlighting completed tasks, upcoming activities, key issues, risks, and any deviations from the planned schedule or budget.
- Track and manage costs throughout the project lifecycle, including identifying and addressing any potential budget overruns or change orders related to the multi-family construction.
Team Leadership & Development:
- Provide leadership and direction to the on-site team, motivating laborers, subcontractors, and construction workers to perform their tasks efficiently and to the highest standards.
- Foster a positive, collaborative, and results-driven work environment, emphasizing the importance of teamwork, communication, and accountability in the execution of multi-family construction projects.
- Mentor and develop junior staff, guiding them in construction best practices, safety standards, and the technical aspects of multi-family residential building techniques.
Problem Solving & Issue Resolution:
- Identify and resolve on-site issues related to delays, material shortages, subcontractor performance, or construction quality in a timely and effective manner.
- Work closely with subcontractors and other key stakeholders to ensure solutions are implemented quickly and efficiently, maintaining the momentum of the construction schedule.
- Proactively address challenges related to the coordination of work between different trades (e.g., electrical, plumbing, HVAC, carpentry) to prevent scheduling conflicts and delays.
Cost Management & Budget Control:
- Monitor ongoing project costs, helping to track and control expenses, ensuring the project remains within budget and any deviations are addressed in a timely manner.
- Work alongside the Project Manager to manage change orders, ensuring proper documentation, cost estimation, and approval procedures are followed to minimize cost overruns.
Client and Stakeholder Communication:
- Serve as the primary point of contact for subcontractors, vendors, and other project stakeholders, ensuring smooth communication and timely issue resolution.
- Provide regular updates to the Project Manager and senior management on project status, key milestones, and any potential challenges that may impact project timelines or costs.
- Maintain professional relationships with clients, local authorities, and other parties involved in the construction of multi-family properties.
Requirements
- Experience:A minimum of 10+ years of experience in construction, with at least 5 years in a supervisory role specifically in multi-family or residential construction projects. Experience with large-scale multi-family developments, including apartments, condominiums, and mixed-use buildings, is highly preferred.
- Project Management Skills:Proven expertise in managing multi-family construction projects from start to finish, including scheduling, budgeting, coordinating subcontractors, and ensuring quality control.
- Education:A High School Diploma or equivalent is required. A post-secondary education in construction management, civil engineering, or a related field is strongly preferred and will be considered an asset.
- Industry Knowledge:Strong working knowledge of multi-family construction processes, building codes, zoning regulations, structural systems, and safety protocols.
- Leadership & Communication Skills:Demonstrated leadership capabilities, with experience managing diverse teams and fostering a collaborative work environment. Excellent verbal and written communication skills are a must.
- Problem-Solving & Decision-Making:Ability to quickly assess situations, make informed decisions, and resolve issues effectively, ensuring minimal disruption to the construction schedule and quality standards.
- Technology Proficiency:Proficiency in construction management software (e.g., Procore, Bluebeam) and basic construction tools and techniques. Familiarity with document management systems, scheduling tools, and cost-tracking software is essential.
- Physical Requirements:The ability to perform physical tasks as necessary, including lifting and moving materials or equipment. Must be able to work in various weather conditions and manage long hours on-site.
- License & Certifications:A valid driver’s license is required. Additional certifications, such as OSHA 30, First Aid/CPR, or other safety certifications, are preferred.
