Job Title: Senior Property Accountant
Location: Richmond, BC | Full-Time | On-Site
Salary: $75,000 – $90,000
Reports to: Managing Broker / Owner

Overview

We are seeking an experienced Senior Property Accountant in Richmond to oversee all accounting, trust, payroll, and compliance functions of a growing real estate brokerage. This is a hands‑on leadership role supporting residential, commercial, and property management operations, with a strong focus on BCFSA trust compliance and financial reporting.

Key Responsibilities
  • Oversee full‑cycle accounting (AP/AR, payroll, reconciliations, reporting)
  • Prepare monthly, quarterly, and annual financial statements
  • Manage and reconcile brokerage trust accounts in compliance with BCFSA audit standards
  • Process and review agent commission payouts
  • Oversee accounting for trading, property management, rental, and presale divisions
  • Monitor cash flow, forecasting, and financial performance
Property Management & Compliance

Join our team as a Senior Property Accountant. This hands‑on role is central to our brokerage’s financial operations and BCFSA trust compliance.

  • Supervise Junior Accountant (rent collections, disbursements, trust reconciliations)
  • Review monthly landlord statements
  • Prepare and file GST and NR4 withholding tax reports
  • Manage bi‑weekly payroll, benefits, and statutory deductions
  • Support hiring, onboarding, and performance management of administrative staff
Budgeting, Controls & Audit
  • Lead budgeting and variance analysis
  • Maintain internal controls
  • Prepare for BCFSA trust audits and year‑end reviews
  • Liaise with banks on credit facilities
Qualifications
  • 5–7+ years of progressive accounting experience
  • Real estate brokerage or property management experience required
  • Strong knowledge of BCFSA trust accounting, NR4, and GST
  • Proficient in QuickBooks and Excel
  • Experience with Lone Wolf and Buildium is an asset
  • Leadership experience and strong attention to detail
