The Industrial Portfolio Operations Manager is responsible for ensuring the efficient, safe, and cost-effective management of multiple industrial properties within the portfolio. This role oversees building operations, maintenance programs, and staff performance while driving operational excellence and sustainability initiatives.

RESPONSIBILITIES
Capital Project Work
  • Oversee tenant improvement and capital projects across industrial sites, ensuring timely and budget-conscious delivery.
  • Review and approve work permits daily to maintain awareness of contractor activities and compliance with site protocols.
  • Monitor building systems and coordinate with trades and vendors for optimal performance.
  • Collaborate with Property Manager and/or Director of Construction on major projects and redevelopment initiatives.
  • Lead and develop a high-performing operations team across multiple industrial locations.
  • Manage scheduling, performance reviews, and training for building staff.
  • Foster a culture of safety, accountability, and inclusion within the team.
Property Maintenance
  • Ensure all properties are maintained to the highest standards of safety, efficiency, and reliability.
  • Oversee preventative maintenance programs and daily inspections.
  • Manage service contracts and participate in RFP and tendering processes to ensure cost-effectiveness and quality.
Budgeting & Reporting
  • Prepare and manage departmental budgets and contribute to annual operating budgets for the portfolio.
  • Produce monthly variance reports and operational performance summaries.
  • Identify opportunities to reduce repair costs and implement energy efficiency initiatives.
Health + Safety
  • Maintain WHMIS and site-specific health and safety programs across all properties.
  • Ensure compliance with environmental, risk management, and regulatory requirements.
  • Review service requests daily to confirm SLA adherence and operational standards.
QUALIFICATIONS
  • 10+ years of experience in industrial property operations or building management.
  • BES 1 & 2
  • Post-secondary education in Engineering, Building Sciences, or Trades training.
  • Strong leadership and interpersonal skills with the ability to manage diverse teams and stakeholders.
  • Proven experience in budgeting, reporting, and implementing cost-saving and sustainability measures.
  • Excellent problem skills.

The base salary for this position is between $80,000 - $120,000 annually. This represents base salary only and does not represent other variable compensation components of our total compensation ( i.e. annual bonus, commission etc ).
