Overview

Reporting to the Director, Operations Asset Management, the Asset Manager is responsible for assisting with the development, implementation, monitoring and maintenance of key performance metrics and analytical models for Centurion Property Associates Inc.

Responsibilities

Ongoing Operations

  • Conduct local market research for a national portfolio of multi-family residential apartment buildings and student housing communities.
  • Asset manage third-party property management companies, monitor and identify areas of property operational inefficiencies, key performance indicators, business trends and abnormal variances.
  • Bring forth recommendations to the Director, Operations Asset Management based on the outcome of the market research, including but not limited to, daily special rates and quarterly market rents, suite premiums and resident parking costs, storage fees and other building specific features offered.
  • Suggest opportunities for revenue enhancement and additional value creation throughout the portfolios.
  • Assist with the preparation of annual operating and capital expenditure budgets.
  • Oversee the performance of 3rd party assets in Canada and USA according to the approved operating and capital expenditure budgets.
Requirements
  • Bachelor’s degree in business, finance or accounting;
  • 3-5 years’ analytical experience, preferably within residential asset management;
  • Exceptional interpersonal, oral and written communication skills with the ability to present ideas effectively to both individuals and groups;
  • Detail-oriented with excellent organizational skills and a strong ability to multi-task;
  • Highly motivated and able to take the initiative required to excel in a deadline-oriented environment;
  • Strong follow-up skills with the ability to effectively resolve problems in a timely manner using relevant information, sound reasoning and common sense, and;
  • Excellent command of MS Office products: Excel, Word, Power Point;
  • Working experience with Yardi property management software is a plus.
