We are looking for a Property Operations Lead to ensure the Asset Management & Operations team are following processes, keeping track of progress throughout the journey of each property acquisition & sale. You will work with the investment and operations teams to ensure the workflow is followed. You will have the opportunity to find new ways to streamline the workflow to help the wider team achieve their goals. This role suits someone with an operations mindset, that is methodical, who enjoys the property sector and working in a team environment. You are not afraid to communicate and delegate tasks to the team.

What You’ll Do
  • Ensure the investments team are following the workflow of property acquisition & sale.
  • Lead weekly team meetings, document updates and issues for the portfolio.
  • Track team progress and maintain up-to-date records of the property portfolio.
  • Provide progress updates to the head of department and raise any issues.
  • Keep clear records of data & documents for each property.
  • Assist with inspections & document new properties being considered with the sourcing team.
  • Assist operations team with license renewals, tenant issues & share transfers.
  • Act in the interest of SmartCrowd, assisting the team with property & shares transfers at DIFC and Land Department office.
What We’re Looking For
  • Strong background in property operations and administrative related tasks.
  • Reliable and organized, with strong follow-through on tasks.
  • Professionally represent SmartCrowd and the investors during acquisition & sale of a property when dealing with external parties.
  • Full UAE driving license and vehicle for inspections and visits to transfer office.
  • Good understanding of Excel or Google Sheets.
  • Understanding of Dubai’s residential real estate market.
  • Consistent, careful, and accurate work with an unmatched attention to details.
  • Clear written communication and the ability to lead weekly team meetings.
  • Nice to have: Experience in managing a small team.
Success Metrics
  • Ensuring the investments team are following processes, and each stage is clearly documented.
  • Deep understanding of the property portfolio.
  • Tasks are completed within agreed timelines.
  • Weekly meetings are recorded with key action points.
  • Updates to the manager are simple & clear, including any urgent issues to resolve.
  • Work is completed with care and ownership.
