We are seeking a highly experienced and detail-driven Fit-Out Site Engineer – Luxury Villas to join our team in the UAE. This role plays a critical part in the successful delivery of high-end residential villa projects, with a strong focus on premium interior fit‑out works and major architectural finishes.
The Site Engineer will be responsible for managing and coordinating on‑site fit‑out activities, ensuring that all works are executed in strict compliance with approved drawings, specifications, quality standards, and project timelines. The role requires close coordination with project managers, contractors, consultants, subcontractors, and suppliers to align workmanship quality, resources, logistics, and budgets throughout the project lifecycle.

- Supervise and manage day‑to‑day interior fit‑out works for luxury villas, including high‑end finishes such as marble and stone works, bespoke joinery, ceilings, partitions, façade elements, and decorative finishes.
- Ensure all works are executed in full compliance with approved IFC drawings, shop drawings, material submittals, method statements, and project specifications.
- Coordinate closely with MEP teams to ensure seamless integration with architectural finishes, including proper coordination of openings, supports, sleeves, and concealed services prior to closures.
- Monitor site progress against the approved programme, identify potential delays, and proactively coordinate with subcontractors and suppliers to maintain project timelines.
- Conduct regular quality inspections, ensure compliance with approved mock‑ups and samples, and issue snag lists while ensuring timely and proper rectification of defects.
- Coordinate and manage contractors, subcontractors, suppliers, and site labour, ensuring efficient use of manpower, materials, and equipment.
- Preparation and submission of inspection requests (IRs), work notifications, method statements, and daily/weekly progress reports.
- Support site inspections and handovers with contractors, consultants, developers, and authorities, and ensure closure of comments and observations in a timely manner.
- Verify material deliveries on site to ensure compliance with approved specifications, storage requirements, and protection of high‑value finishes.
- Ensure strict adherence to Health, Safety, and Environmental (HSE) regulations and maintain a clean, organised, and safe site environment.
- Coordinate with the Project Manager on site planning, logistics, sequencing of works, and technical challenges, proposing practical solutions when required.
- Assist in the preparation of as‑built drawings, warranties, and handover documentation related to fit‑out works.
- Possess solid general knowledge of MEP systems (HVAC, electrical, plumbing, ELV) to effectively coordinate services with architectural and fit‑out works, identify clashes, and ensure proper integration prior to closure of ceilings, walls, and floors.
Requirements
- Minimum 5 years of proven experience in interior fit‑out works, with strong exposure to luxury villas or high‑end residential projects in Dubai.
- Hands‑on experience working on high‑quality architectural finishes, bespoke joinery, marble/stone works, ceilings, partitions, and façade elements.
- Experience in coordinating MEP and architectural interfaces, identifying clashes, and supporting solutions prior to site execution.
- Familiarity with project reporting tools and documentation standards in the construction industry.
- Bachelor’s degree in civil engineering, Architecture, or related discipline.
- Strong expertise in luxury fit‑out execution, materials, and workmanship standards.
- Solid working knowledge of MEP coordination within high‑end fit‑out projects.
- Familiarity with UAE authority requirements and inspection processes.
- Strong ability to read, interpret, and coordinate IFC drawings, shop drawings, specifications, and BOQs.
- Familiarity with inspection requests (IRs), method statements, material submittals, and as‑built documentation.
- Proficient in AutoCAD; good working knowledge of MS Office (Word, Excel, Outlook).
- Excellent time‑management and organisational skills.
- High attention to detail and strong analytical skills.
- Effective verbal and written communication skills.
- Ability to work collaboratively across departments and with external stakeholders.
