We are seeking a highly skilled and detail-oriented Finance Manager to oversee the financial operations of our real estate development business in Dubai. The ideal candidate will be a Chartered Accountant (CA) with prior experience in the real estate sector, either with a developer or a sales agency. This role involves financial planning, budgeting, cash flow management, project feasibility analysis, and compliance, playing a key part in supporting strategic decision-making.

Responsibilities
  • Oversee day‑to‑day financial operations, including accounts payable/receivable, general ledger, banking, and reconciliations.
  • Prepare monthly, quarterly, and annual financial statements in compliance with IFRS and UAE regulations.
  • Develop and monitor budgets, forecasts, and financial models for real‑estate development projects.
  • Analyze project feasibility, cash‑flow projections, return on investment (ROI), and funding requirements.
  • Manage project costing, revenue recognition (percentage of completion), and coordination with project and sales teams.
  • Ensure accurate and timely reporting of VAT and other tax obligations; liaise with auditors, tax consultants, and regulatory bodies.
  • Implement and maintain internal financial controls and risk‑management procedures.
  • Coordinate with external financial institutions for project funding, escrow account management, and loan compliance.
  • Work closely with the sales and marketing teams to track collections, manage agency payments, and commission structures.
  • Provide strategic financial input to support business planning, investments, and cost optimisation.
Qualifications
  • Qualified Chartered Accountant (CA); additional certifications such as CPA or CMA are an advantage.
  • Minimum 5–8 years of experience in finance, with at least 3 years in the UAE real‑estate sector (developer or sales agency).
  • Strong knowledge of IFRS, UAE corporate tax and VAT regulations, and real‑estate finance practices.
  • Experience in managing escrow accounts, project finance, and developer compliance requirements (e.g., RERA).
  • Proficient in financial software (e.g., Tally, Zoho, Microsoft Excel).
  • Excellent analytical, problem‑solving, and communication skills.
  • Ability to work in a fast‑paced, deadline‑driven environment with cross‑functional teams.
