Job summary

Colliers is seeking an experienced on-site professional to lead Workplace Office Space Fit-Out projects, coordinating with owners, architects, and vendors at NJ-based sites. You will manage planning, design, procurement, and execution to ensure quality finishes and compliant installations.

The role requires deep experience in Tenant Improvement projects, IT/AV integration, and strong scheduling and cost-control skills within a dynamic, remote-enabled environment.

Qualifications

• Background in Project Management, Architecture, Construction Management, or Engineering with at least 12 years of experience.
• Tenant Improvement project management experience is critical.
• Seasoned SME in Office Space Fit-Out installations with a keen eye on finishes and specialty installations.
• Familiarity with MEP, FFE, AV, IT and Security for design and construction.
• Strong analytical skills to interpret schedule data and present solutions.
• Ability to learn client-specific software applications and be tech-savvy.
• Strong working knowledge of MS Outlook, Excel, Adobe Acrobat, MS Word and SharePoint.
• Five years' experience with MS Project or similar scheduling software.
• Proficient with web-based project management tools and IWMS systems.
• Understanding the project life cycle and ability to drive risk and cost control.
• Ability to interact with multiple stakeholders and communicate clearly.
• Planning and organizing to manage multiple activities and lead the project team.

Responsibilities

• Owner/Client interface and project design team relationship management; main point of contact for Owner/Client.
• Lead on-site member responsible for all construction activities related to Workplace Office Space Fit-Out and amenities.
• Seasoned SME in fit-out installations with focus on finishes and specialty works.
• Lead planning and programming to ensure facilities components are incorporated into the design and execution.
• Lead IT, Security and A/V equipment planning, programming and integration into documentation.
• Coordinate all RFIs and maintain written approval flow.
• Act as key liaison during programming, design, construction docs, and execution phases with documented punch list and close-out.
• Moderate project meetings, create agendas, maintain directories, issue minutes, track and close action items.
• Experience with budget and milestone/schedule development and tracking; document changes for audit.
• RFP generation, interviewing, analysis and recommendations for project team assembly.
• Oversight of FF&E and 3rd party procurement process.
• Manage cost, change control, and engage with construction team for value-engineering.
• Coordinate with owner’s consultants and contractors; collaborate with project team.
• Coordinate and collaborate with Sr. Project Manager Lab/Tech Specialist.
