Job summary

Avanath Capital is seeking a Maintenance Technician for our Long Beach, CA multifamily community. You will diagnose and repair plumbing, electrical, HVAC, carpentry, and appliance issues while performing preventative maintenance and make-ready tasks to prepare homes for new residents.

Excellent customer service is essential as you engage with residents and the workforce. On-call availability, reliable transportation, and basic computer skills are required; EPA Type II/Universal certification is

Qualifications

2 years of multifamily maintenance experience preferred.
EPA Type II or Universal certification preferred.
On-call availability for emergencies.
Reliable transportation.
Strong customer service and communication skills.

Responsibilities

Provide exceptional customer service with every interaction and deliver high-quality maintenance service.
Complete assigned work orders and preventative maintenance, diagnose defects, and repair per policy and safety standards.
Complete make-ready process for vacant homes including inspection, punch list, and scheduling vendors as needed.
Maintain grounds, common areas, and amenities; perform cleaning, painting, and debris removal.
Assist in cost-control by fixing rather than replacing parts when possible and report safety concerns to management.
Track inventory, request reordering, and follow procedures for material access and use.
