Job summary

Avanath Capital seeks a Maintenance Technician to maintain property upkeep, ensure curb appeal, and deliver excellent service to residents at our Long Beach community.

You will handle tasks from HVAC to plumbing, assist with make-ready processes, and contribute to safety and compliance. The role emphasizes teamwork, reliability, and a proactive attitude to support residents and staff daily.

Qualifications

• 2 years of multifamily maintenance experience is highly desired.
• Hands-on maintenance skills (plumbing, electrical, carpentry, HVAC, appliances).
• EPA Type II or Universal certification is highly desired; CPO is a plus.
• Availability to be on-call to address emergencies.
• Reliable transportation and a positive, learning-oriented attitude.
• Superior customer service and verbal communication skills.
• Ability to work independently and in a team.
• Basic computer knowledge (Windows, Word, Excel, email).

Responsibilities

• Provide exceptional customer service with every interaction and high-quality maintenance service.
• Complete work orders from resident requests and perform preventative maintenance.
• Execute make-ready tasks for vacant units, including inspections and punch lists.
• Assist in maintaining grounds, common areas, and amenities; perform cleaning and painting as needed.
• Support cost-control by repairing rather than replacing parts when feasible and track inventory.
• Follow safety policies, OSHA training, and regulatory requirements; report incidents promptly.
