Avanath Capital Management, LLC in Long Beach, CA is seeking a Maintenance Technician to keep grounds and units in top condition while delivering outstanding resident service. You will diagnose and repair plumbing, electrical, carpentry, HVAC, appliances, and pool systems, and you’ll handle preventative maintenance and make-readies to ensure smooth leasing.

This role emphasizes on-call availability, reliability, and teamwork, with a focus on safety, compliance, and a positive resident experience

Qualifications

2 years of multifamily maintenance experience is highly desired.
Hands-on maintenance skills including plumbing, electrical, carpentry, HVAC, appliances, pools, etc.
EPA Type II or Universal certification is highly desired; CPO is a plus.
Availability to be on-call to address emergencies.
Reliable Transportation.
Positive attitude and desire to learn and develop skills.
Superior customer service and verbal communication skills.
Able to work independently and as part of a team.
Basic computer knowledge: Windows (Word, Excel), internet, email.

Responsibilities

Provides exceptional customer service with every interaction and delivers high-quality maintenance service.
Completes assigned work orders from resident requests and preventative maintenance, diagnosing causes and making repairs per policies and codes.
Completes the make-ready process to prepare vacant homes for leasing, including inspections, punch lists, scheduling vendors, and ensuring readiness.
Maintains grounds, common areas, and amenities through cleaning, debris removal, and painting as needed.
Supports cost-control by fixing rather than replacing parts when possible and communicates needs to management.
Follows procedures for materials, supplies, and inventory from the maintenance department and notifies re-ordering needs.
