AppleOne Employment Services is seeking an experienced Maintenance Supervisor, Property Management for a direct hire in San Ramon, CA. The role oversees daily maintenance operations, supports technicians, and coordinates with vendors to keep properties safe and well‑maintained.

You will lead a maintenance team, ensure completion of service requests, and partner with property management on planning and priorities, with a strong emphasis on safety and quality workmanship.

Job Summary

A growing property management organization is seeking an experienced Maintenance Supervisor, Property Management for a direct hire opportunity in San Ramon, CA. This role is ideal for a hands‑on maintenance leader who enjoys overseeing daily property operations, supporting maintenance technicians, coordinating vendors, and ensuring a safe, clean, and well‑maintained environment for residents or tenants.

Key Responsibilities

• Oversee daily maintenance operations, including service requests, repairs, inspections, preventive maintenance, and overall property upkeep.
• Lead, train, schedule, and support maintenance technicians to ensure work is completed safely, efficiently, and to quality standards.
• Coordinate with vendors, service providers, and outside contractors to manage projects, repairs, service contracts, and performance expectations.
• Partner with the Property Manager on maintenance planning, budgeting support, compliance needs, inspections, and operational priorities.
• Perform or supervise hands‑on maintenance work involving HVAC, electrical, plumbing, painting, drywall, general repairs, and building systems.
• Ensure safety policies, maintenance procedures, building standards, and documentation practices are followed consistently.

Compensation and Benefits

• Salary range: $90,000 to $100,000 per year.

Required Qualifications and Skills

• Oversee property maintenance operations, service requests, inspections, repairs, and preventive maintenance activities.
• Lead maintenance technicians, assign daily work, monitor completion, and support quality performance.
• Coordinate vendors, contractors, repair projects, and service needs in partnership with property management.
• Support safe, compliant, and efficient property operations through documentation, communication, and hands‑on problem solving.
• 3 to 5 years of maintenance experience, preferably in property management, multifamily, commercial property, facilities, or a related environment.
• Prior experience leading, supervising, training, or scheduling maintenance technicians or service teams.
• Working knowledge of general building maintenance, including HVAC, plumbing, electrical, drywall, painting, appliance repair, and common property systems.
• Ability to diagnose maintenance issues, prioritize urgent requests, and ensure timely resolution.
• Strong vendor coordination, communication, organization, and follow‑up skills.
• Commitment to safety, quality workmanship, resident or tenant service, and professional accountability.
• Ability to work hands‑on as needed while also managing team performance and daily maintenance priorities.

Preferred Qualifications

• Experience supporting maintenance budgets, inspections, compliance requirements, or capital improvement projects.
• Familiarity with property management work order systems or maintenance tracking software.
• HVAC, EPA, CPO, electrical, plumbing, or other maintenance‑related certifications are a plus.
• Experience in a customer‑focused property environment with a strong emphasis on service response and tenant or resident satisfaction.
