Harbor Group Management Company seeks a Property Manager to oversee the financial, operational, and administrative aspects of a multifamily property. You will drive occupancy, manage staff and vendors, and ensure compliance with laws and budgets.

The role emphasizes strong communication, resident service, and proactive problem-solving in a fast-paced environment. On-site leadership and a focus on performance targets are essential.

Qualifications

• High School Diploma or equivalent.
• Minimum of three years of experience in multifamily property management.
• At least two years of supervisory or team leadership experience.
• Knowledge of real estate contracts, financial management, and operational compliance.
• Proficiency in social media platforms (e.g., Facebook, Instagram, LinkedIn).
• Excellent organizational and communication skills with ability to manage multiple tasks in a fast-paced environment.
• Must have strong attention to detail and problem-solving skills.
• Customer-service oriented with professional resident/vendor interaction.
• Valid driver’s license for on-site operations.

Responsibilities

• Operate the property within approved financial guidelines and budget constraints.
• Analyze financial statements and operational reports to inform budgeting and performance forecasting.
• Maximize revenue by setting rent rates, collecting and posting rent, renewals, discounts, and delinquency management.
• Approve and reconcile vendor invoices, ensuring insurance compliance and budget coding.
• Supervise on-site staff, including hiring, training, scheduling, and evaluating performance.
• Ensure compliance with federal, state, and local laws including Fair Housing, ADA, and FCRA.
• Develop leasing and marketing strategies to drive occupancy and retention.
• Promote resident satisfaction through timely service and proactive communication.
• Conduct regular property inspections for safety, maintenance, and cleanliness.
• Review and manage service contracts, capital improvements, and maintenance schedules.
• Conduct and document move-in/move-out inspections and unit turnover.
• Serve as liaison to owners/investors with updates and performance reports.
• Maintain petty cash and perform daily bank deposits and G/L postings.
• Utilize MRI or similar PM software for tracking and reporting.
